Job Description

The Maintenance Operations Director will be responsible for performing and scheduling daily maintenance tasks, including preparing vacant units for occupancy and preventative maintenance. The ideal candidate will also assist with interviewing, screening, and making recommendations for potential service personnel, as well as assisting in their training.

The successful candidate will be self-motivated with a strong attention to detail and excellent communication skills. They will also have the ability to operate various hand tools, including power tools, and maintain positive relationships with internal and external contacts.

Key Responsibilities
  • Perform and schedule daily maintenance tasks, including preparation of vacant units for occupancy and preventative maintenance.
  • Assist with interviewing, screening, and making recommendations for potential service personnel.
  • Assist in the subsequent training of all service personnel.
  • Clean and maintain work areas, tools, and equipment.
  • Take initiative to improve processes and maintenance methods.
  • Maintain MSDS sheets and replacement logs.
  • Hold the maintenance team accountable for meeting expectations, including attendance.
  • Schedule and assist in the supervision and selection of all vendor work.
  • Be responsible for inventory, ordering, and delivery of necessary supplies and equipment for the service department.
  • Ensure OSHA standards and company safety policies are complied with at all times.
Requirements
  • Must possess HVAC and CPO certifications.
  • Strong self-motivation and attention to detail.
  • Excellent communication and interpersonal skills.
  • Ability to operate various hand tools, including power tools.
  • Maintenance/maintenance person experience required; supervisory experience preferred.
