**401(k)** You will be eligible to make personal contributions starting the first of the month following 30 days of employment. You will become eligible for the ABM match beginning the first of the month following six months of employment. **Position Overview:**
The Facilities Maintenance Supervisor is responsible for assisting with various maintenance projects, including operating, maintaining, and inspecting facility equipment in accordance with established standards. Conducts regular inspections and reports findings with recommendations to management.
**Key Responsibilities:**
+ **Team Management:** Supervise and lead the maintenance team, offering training, support, and guidance to ensure high-quality work and compliance with safety regulations.
+ **Maintenance Oversight:** Manage daily maintenance tasks, including the repair and upkeep of HVAC, plumbing, electrical systems, and other building systems. Ensure all maintenance requests are fulfilled efficiently and to the highest standards.
+ **Preventive Maintenance Strategy:** Create and implement a preventive maintenance program to reduce equipment downtime and prolong the lifespan of building systems. Schedule regular inspections and maintenance tasks to avert issues before they occur.
+ **Unit Preparation:** Oversee the readiness of vacant units for new residents, ensuring that all repairs, cleaning, and inspections are completed promptly and meet the property's high standards.
+ **Quality Assurance:** Perform regular inspections of the property, including common areas, amenities, and individual units, to identify maintenance needs and ensure that all areas are in excellent condition.
+ **Budget Oversight:** Assist in managing the maintenance budget, including tracking expenses, controlling costs, and ensuring that all maintenance activities are conducted within budgetary limits.
+ **Vendor Coordination:** Collaborate with external vendors and contractors for specialized repairs, inspections, or enhancements. Ensure that all work meets the property's standards and is completed within agreed timelines.
+ **Safety Regulations Compliance:** Ensure that all maintenance activities adhere to local, state, and federal regulations, including safety standards. Foster a safe working environment for the maintenance team and residents.
+ **Resident Engagement:** Address residents' maintenance concerns promptly and professionally, ensuring their satisfaction with the resolution of any issues.
+ **Inventory Control:** Maintain an organized inventory of maintenance supplies, tools, and equipment. Ensure that all necessary items are available and reorder supplies as needed.
+ **Emergency Response Preparedness:** Be available for emergency maintenance issues, ensuring that urgent problems are addressed swiftly to minimize disruption to residents.
**Qualifications:**
+ **Education:** High school diploma or equivalent required; technical certification in HVAC, plumbing, electrical, or a related field is preferred.
+ **Experience:** Minimum of 3-5 years of experience in maintenance, with at least 2 years in a supervisory role, preferably within a Class A apartment community or similar high-end residential environment.
+ **Technical Expertise:** Strong knowledge of building systems, including HVAC, plumbing, electrical, and general maintenance practices.
+ **Leadership Skills:** Proven ability to lead, train, and motivate a team of maintenance professionals, ensuring high performance and adherence to safety standards.
+ **Communication Skills:** Excellent communication skills, both verbal and written, with the ability to interact professionally with residents, management, and vendors.
+ **Analytical Skills:** Strong analytical and problem-solving skills, with the ability to troubleshoot and resolve complex maintenance issues.
+ **Physical Abilities:** Ability to perform physically demanding tasks, including lifting heavy objects, climbing ladders, and working in various weather conditions.
