Job Summary

The Lead Maintenance Technician is responsible for overseeing the maintenance operations of the physical facility, ensuring it is always in good condition. This role directs maintenance personnel and resources to maintain the property's physical integrity, handle maintenance requests, and oversee the maintenance budget.

Key Responsibilities
  • Maintain the physical integrity of the property, reporting any out-of-the-ordinary incidents to the Resident Manager.
  • Manage maintenance records, including preventive maintenance programs, and ensure timely completion of maintenance requests.
  • Order stock and work within the established budget, subject to the approval of the Resident Manager.
  • Oversee the care and maintenance of equipment and tools, and inspect the property for deficiencies.
  • Schedule on-call maintenance personnel and ensure after-hours answering service personnel are notified.
  • Coordinate make-readies for vacant apartments and obtain bids for services such as trash removal and security services.
  • Evaluate and train Grounds personnel, and complete special projects assigned by the Resident Manager.
Requirements
  • Proven track record of excellent painting, cleaning, flooring, mechanical, and electrical skills, with EPA certification, HVAC certification, CPO certification, and plumbing expertise.
  • Hard working with high initiative, outstanding customer service, and model professional conduct within OSHA, ADA, and Fair Housing regulations.
