Role Overview
The Building Engineer plays a crucial role in overseeing the daily physical operations and support systems of the property. This position involves collaborating with management to implement and uphold energy management systems, preventative maintenance protocols, quality standards, and operational objectives. The Building Engineer is expected to provide exceptional customer service when engaging with tenants, prospective tenants, brokers, vendors, colleagues, and property owners.
Key Responsibilities
- Supervise the performance and upkeep of all mechanical, electrical, HVAC, and plumbing systems, ensuring they operate within designated capabilities and meet the environmental conditions set by management.
- Ensure all equipment is operated and maintained according to manufacturer specifications and property guidelines.
- Develop and implement an effective energy conservation and maintenance program to minimize operating costs.
- Maintain a comprehensive understanding of all building systems, including life safety, fire protection, automation, and access systems.
- Possess and maintain all necessary licenses and permits as required by local laws to operate, repair, and maintain facility equipment and systems.
- Conduct preventative maintenance on mechanical, HVAC, plumbing, and electrical systems with minimal disruption to building services.
- Keep detailed logs and records of preventative maintenance activities.
- Communicate regularly with building management regarding service performance and operational matters.
- Continuously assess equipment and systems, providing management with reports on deficiencies and recommendations for enhancements.
- Promptly address tenant work orders or assist engineering staff in troubleshooting as needed.
- Interpret blueprints and schematic diagrams related to wiring, HVAC, plumbing, and building construction.
- Coordinate the work of outside contractors and keep management informed of schedules.
- Assist in preparing operating budgets for the engineering department.
- Order necessary parts and equipment for repairs, maintenance, and new installations.
- Collaborate with management to establish a program for the acquisition, storage, and accountability of all operational materials and tools.
- Adhere to safety policies for the storage, usage, and disposal of hazardous materials.
- Maintain a safe and organized work environment.
- Perform additional duties as assigned.
Qualifications
- High School Diploma.
- 5+ years of experience with comparable equipment and operations.
- A valid refrigeration operator license and a CFC universal license are mandatory.
- Some college education in a related field is preferred.
- Strong organizational and time management skills.
- Able to effectively manage multiple priorities.
- Demonstrate a high degree of independent judgment and problem-solving abilities.
- Excellent communication skills, both verbal and written.
- Ability to maintain confidentiality.
- Strong analytical skills with the capability to provide multiple solutions to challenges.
- Deep understanding of customer needs and current industry issues.
