About the Role

Aeon is seeking a highly skilled and experienced Maintenance Supervisor to lead our maintenance team at East Village, a 180-unit affordable and market-rate housing community in Minneapolis. As a key member of our property management team, you will be responsible for ensuring the maintenance and upkeep of our properties, as well as leading and mentoring a team of maintenance staff.

Key Responsibilities
  • Lead, motivate, and direct maintenance staff to ensure effectiveness and efficiency in their work
  • Supervise and cross-train maintenance and janitorial team members as needed
  • Ensure growth and development of the team through training and mentoring
  • Assist with and perform annual reviews for maintenance and janitorial staff members
  • Document all disciplinary policies and procedures
  • Use delegation skills to effectively manage time and cross-train other staff members
  • Maintain a market-ready schedule board and ensure timely completion of all resident service requests
  • Conduct follow-up and inspections of market-ready apartments to ensure they meet Aeon standards
  • Control expenses and manage budgets to ensure cost-effectiveness
  • Participate in budget preparation and monitoring on a weekly basis
  • Maintain a high quality of property and curb appeal standard through regular inspections and maintenance
  • Coordinate, perform, and record preventative maintenance schedules
  • Monitor vendor performance and communicate with vendors concerning unsatisfactory performance or invoice issues
  • Control maintenance shop supply and equipment inventory
  • Complete maintenance work orders and ensure timely and accurate completion of all resident service requests
Requirements
  • 5+ years of proven high-level maintenance skills, including plumbing, electrical, general carpentry, painting, advanced HVAC, and appliance troubleshooting
  • Demonstrated success leading effective teams and strong ability to engage in interpersonal communication that is culturally responsive
  • Commitment to learning and participating in Aeon's diversity, equity, and inclusion efforts

Physical Requirements
  • Ability to stand, walk, reach, climb, bend, and kneel for extended periods of time
  • Ability to complete daily tours between properties, including inspecting grounds, common areas, hallways, stairwells, and apartment homes
  • Ability to lift up to 30 pounds frequently and 50 pounds occasionally
  • Ability to reach above and below the shoulders
  • Ability to use hands and fingers to grasp, twist, and pull
  • Ability to withstand external weather conditions, such as working outside in the rain, cold, heat, or other adverse weather
  • Ability to quickly respond to sights and sounds that may pose a threat to persons or property
