POSITION SUMMARY
This role involves direct reporting to the Maintenance Supervisor, ensuring seamless communication for task coordination. The Facilities Maintenance Specialist will handle general repairs and upkeep for properties managed by Altman Apartments LLC, maintaining high standards of cleanliness, quality, and service efficiency.
This position requires the use of a personal vehicle for transporting materials to various job sites. Therefore, candidates must successfully pass a motor vehicle history check, hold a valid driver's license in their state of residence, and maintain insurance coverage that meets state requirements.
KEY RESPONSIBILITIES
- Regular and punctual attendance at the job site is essential.
- Complete assigned work requests and document all tasks performed.
- Utilize TSheets for accurate daily work tracking.
- Execute repairs as directed by the supervisor.
- Report any unusual activities at the properties to the supervisor.
- Perform additional maintenance tasks as required.
SAFETY & COMMUNITY STANDARDS
- Exhibit a consistently professional and ethical demeanor.
- Maintain open and frequent communication with the Maintenance Supervisor.
- Handle tenant belongings with care to avoid damage during maintenance activities.
- Wear appropriate work attire at all times.
- Adhere to safety protocols for all tasks.
PROPERTY MAINTENANCE DUTIES
- Utilize and update AppFolio work orders with detailed notes and photographs.
- Respond promptly to maintenance requests.
- Organize and maintain the key system for each property.
- Ensure all units are safe and free from hazards, with particular attention to smoke and carbon monoxide detectors.
- Keep properties free from graffiti and vandalism.
- Communicate effectively with the Maintenance Supervisor regarding the progress of maintenance tasks.
QUALIFICATIONS
- Basic computer skills are necessary.
- Ability to quickly learn and utilize work order and timesheet software.
- A reliable vehicle, such as a pickup truck, is required for transporting tools and materials.
- A positive customer service attitude is essential.
- Bilingual skills in English and Spanish are preferred.
- Possession of a personal set of tools is required.
- A minimum of three years of experience in maintenance or construction is necessary.
COMPENSATION PACKAGE
- Hourly wage is competitive and based on experience, with biweekly payments.
- Employer-sponsored health insurance is available after a probationary period.
- Accrual of paid vacation time begins after the probationary period.
- Company-issued cell phone and tablet with internet access.
- Reimbursement for mileage according to state guidelines.
- All necessary supplies will be provided by management.
