OBJECTIVE/PHILOSOPHY:
The Facilities Operations Manager is tasked with recruiting and managing a team to deliver reliable maintenance services in alignment with CommuniCare Health Services standards, while also enhancing profitability through ongoing operational improvements and cost reductions.
The individual in this role must embody a professional demeanor with all stakeholders and adopt a proactive stance in upholding the standards of CHS facilities by providing oversight, training, and direct support.
This role requires adherence to federal, state, and local regulations, including but not limited to the Occupational Safety & Health Act (OSHA), Omnibus Budget Reconciliation Act (OBRA), National Fire Protection Association (NFPA), Environmental Protection Agency (EPA), Joint Commission on the Accreditation of Healthcare Organizations (JCAHO), and the State Department of Health, ensuring a safe, clean, and welcoming environment for our residents while meeting financial goals.
As a vital member of the Center Management team, this position collaborates closely with the Center Administrator on various initiatives and engages with personnel at other CHS locations and the corporate office for technical advice and support.
KEY RESPONSIBILITIES• Develop and manage work schedules.
• Oversee the activities of the maintenance team to ensure objectives are achieved.
• Prepare and manage the annual maintenance budget as part of the center's financial planning.
• Conduct regular environmental inspections.
• Design, implement, and schedule preventive maintenance programs for the facility.
• Manage contracts for outsourced maintenance services for tasks beyond internal capabilities.
• Execute maintenance tasks as necessary.
• Assess staffing requirements within the maintenance department.
• Monitor supply inventory to ensure sufficient levels are maintained to meet operational needs.
• Actively participate in and contribute to various committees, including safety and hazardous materials management.
• Maintain comprehensive records of equipment and facility repairs and expenses to forecast the lifespan of assets and future repair or replacement costs.
• Undertake additional related tasks as assigned or requested.QUALIFICATIONS & EXPERIENCE REQUIREMENTS
• An Associate's Degree in a relevant field is preferred, or equivalent experience along with 3 to 5 years of related experience.
• Previous experience in a similar role with at least 3 years of management or supervisory experience.
