Position Summary:

The Community Manager plays a crucial role in overseeing the performance of assigned residential properties. This position involves leading a dedicated team, managing leasing and marketing strategies, conducting market assessments, fostering resident relationships, and overseeing property budgets.

Key Responsibilities:
  • Oversee all daily operations of the assigned property.

  • Maximize net operating income through effective financial management.
  • Develop and manage annual operating and capital budgets.
  • Enforce lease agreements and maintain compliance with regulations.

  • Communicate effectively with staff to ensure adherence to company policies.
  • Guide maintenance staff to ensure high standards of property upkeep.
  • Prepare units for market readiness.
  • Promote safety practices and ensure a secure environment for residents.
  • Conduct regular property inspections.
  • Manage vendor contracts and oversee project bids.
  • Train and support office staff in sales and marketing initiatives.
  • Provide necessary reports as required.
  • Handle rental collections and invoice processing, along with other assigned tasks.
Qualifications:

Minimum of 3 years of experience in property management or a similar role. A valid driver's license is required. Candidates should possess strong financial management skills, including budgeting and cost control. The ability to lead a team in a dynamic environment is essential, along with excellent multitasking capabilities and the ability to meet deadlines. Effective communication skills are necessary for interaction with co-workers, residents, vendors, and corporate personnel.

Proficiency in Microsoft Office (Excel, Word, Outlook) is required. Willingness to work weekends and holidays as needed. Travel for training and meetings may be necessary. A high school diploma or equivalent is required; some college education is preferred.

Compensation and Benefits:

Competitive salary range of $24.00-$26.00 per hour, along with a comprehensive benefits package including medical, dental, vision, 401(k) with employer match, short and long-term disability, life insurance, paid time off, and 11 paid holidays.
