Job Summary
We are seeking an experienced Maintenance Operations Manager to join our team at a large community in Zanesville, OH. This role oversees the maintenance and repairs of the property's electrical, plumbing, heating, ventilation, and air conditioning (HVAC) systems, carpentry, painting, and other building systems.

Duties/Responsibilities

  • Ensure maintenance and repair work is completed correctly and in a timely manner.
  • Manage the completion of all market-ready apartments, emergency and non-emergency service requests, various maintenance activities, and community inspections.
  • Periodically check the work progress of each maintenance team member and provide immediate assistance and instruction as needed.
  • Collaborate with the Property Manager to update the make-ready board and ensure that unit turns are completed in a timely manner.
  • Assist with hiring, interviewing, and making recommendations for any potential maintenance team member with the Property Manager.
  • Work alongside the maintenance team in maintaining grounds and common areas and keeping them free of trash and debris.
  • Responsible for stocking, ordering, and organizing an inventory of parts, supplies, and materials.
  • Respond to maintenance work orders, follow up with residents and office staff, direct and oversee work of independent contractors and vendors, and work in an on-call rotation.
  • Organize and oversee the schedules and work of maintenance staff.


Required Skills/Abilities
  • Extensive knowledge of building systems such as plumbing, electrical, and HVAC.
  • Excellent analytical and problem-solving skills.
  • Ability to identify issues and determine repairs that are needed.
  • Ability to plan maintenance schedules for building systems.
  • Excellent management and supervisory skills.


Estimated Salary Range
$60,000 - $80,000 per year
