Role Summary:
This position seeks a motivated individual who can autonomously organize, prioritize, and resolve maintenance challenges efficiently. Key responsibilities include maintaining the structural integrity of buildings and units, overseeing preventive maintenance tasks, and effectively communicating significant maintenance requirements to management. This role emphasizes the importance of service orientation, as you will interact with residents and perform work within their living spaces.
Work Schedule: Monday to Friday, with flexible hours between 8:00 AM - 4:00 PM or 9:00 AM - 5:00 PM.
Qualifications:
- High School Diploma or equivalent.
- Proficient technical skills in plumbing, electrical systems, HVAC, and general maintenance.
- Able to work independently and collaboratively within a team.
- Strong verbal and written communication skills.
- Valid Driver's License and dependable transportation.
- Excellent problem-solving abilities and meticulous attention to detail.
- Capability to lift up to 50 pounds and perform physical tasks, including reaching overhead and climbing ladders.
Key Responsibilities:
- Participate in an on-call maintenance rotation to provide emergency services during evenings, weekends, and holidays.
- Receive and complete daily work orders while maintaining regular communication with management.
- Ensure a 24-hour response time for residents regarding work order completion.
- Deliver outstanding customer service during maintenance operations.
- Plan and coordinate significant maintenance repairs and enhancements.
- Conduct maintenance inspections and repairs on vacant units to guarantee optimal operating conditions and aesthetics.
- Monitor and assess the work performed by contractors and service providers to ensure compliance with contractual obligations.
- Maintain and repair plumbing, electrical, and HVAC systems as needed.
- Conduct quarterly furnace filter replacements with assistance.
- Manage the relocation of appliances, furniture, and supplies as necessary, and oversee the upkeep of amenity areas.
- Handle parts ordering, warranty checks, and receipt submissions for accounting purposes.
Property Maintenance:
- Enhance property appearance through painting, surface repairs, pressure washing, and assisting with grounds maintenance.
- Conduct monthly light audits and replace bulbs as required.
- Assist in routine property inspections to identify safety concerns and communicate physical property needs to supervisors.
Snow Management:
- Service and maintain snow removal equipment at the beginning and end of each season.
- Operate snow removal machinery to clear walkways, amenity areas, and other critical locations, applying salt as necessary.
- Document snow removal activities thoroughly and report major equipment repairs to management.
Community Safety and Compliance:
- Complete timecards, forms, reports, and work orders promptly.
- Adhere to key control policies and report incidents to supervisors.
- Secure storage areas to protect company assets.
- Report any damaged property features to management.
- Maintain community safety and respond to emergencies as required.
- Comply with all company policies, including OSHA and Fair Housing regulations.
