Job Summary

We are seeking a highly skilled Maintenance Technician II to join our team. As a key member of our facilities maintenance team, you will be responsible for ensuring the upkeep and maintenance of our properties, ensuring a safe and comfortable environment for our residents and staff.

Key Responsibilities
  • Maintain building and grounds in a clean, orderly, and safe condition, performing minor and routine painting, plumbing, janitorial, and other related maintenance activities as required.
  • Ensure all repairs are handled in a timely and appropriate manner, with a focus on quality and customer satisfaction.
  • Initiate, perform, and oversee maintenance projects up to $300, with approval from the Community Manager for projects exceeding this amount.
  • Work closely with the Community Manager to anticipate and address maintenance needs, ensuring a proactive approach to property maintenance.
  • Pick up trash on grounds, keep breezeways, sidewalks, and grounds clear of clutter and debris, and maintain all landscaping, including pruning and repairing fences and walls as needed.
  • Maintain all sidewalks and parking lots, including painting lines, numbers, and other stencils as required.
  • Clean and turnover vacant apartments, ensuring they are ready for the next tenant within 5-10 days.
  • Schedule and conduct pre-move out inspections and reporting, accurately costing out any repairs and providing estimates to residents.
  • Regularly check smoke detectors, change appliance filters, check air handlers, and perform other inspections as directed or required.
  • Requisition supplies, purchase tools and equipment (subject to supervisor approval), and maintain a clean, safe, and organized storeroom/shop.
  • Prepare and complete maintenance requests and work orders within 3-5 working days, updating the Property Maintenance Log daily.
  • Perform regular preventative maintenance inspections of all units, notify the Community Manager of safety-related issues and lease agreement violations, and respond promptly to after-hours calls and complete necessary repairs.
Requirements
  • 3-5 years of related experience and/or equivalent combination of experience in a trade such as electrical, plumbing, and painting, or technical school.
  • Associate degree (A.A.) preferred, or equivalent combination of education, training, and experience.
  • Valid Driver's License and insurance required.
  • Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.
  • Ability to write routine reports and correspondence, and speak effectively before groups of customers or employees.
  • Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals.
  • Ability to problem solve and deal with a variety of situations where only limited standardization exists.

The employee must regularly lift and/or move 50-75 pounds and occasionally lift and/or move more than 100 pounds. Ability to use a hand truck to move appliances.
