Position Overview:
The Participation Loan Operations Specialist plays a crucial role in managing both existing and new participation loan relationships, ensuring that all activities adhere to established protocols. This position is also responsible for addressing various service requests related to the current loan portfolio.
Key Responsibilities:
- Act as the primary liaison for maintaining participation relationships with credit unions, coordinating essential financial information.
- Conduct comprehensive financial assessments and annual reviews of participation loans, including analysis of rent rolls, lease agreements, tax returns, and financial statements. This involves property-level loan evaluations and global cash flow assessments, alongside market analysis.
- Respond to service requests from participating credit unions efficiently.
- Gather and analyze financial data from lead credit unions on a regular or as-needed basis.
- Facilitate agent financing, serving as both a servicer and underwriting agent.
- Assist in coordinating funding for participation sales and acquisitions.
- Ensure accurate setup of participation loans by communicating with third-party loan servicers.
- Collaborate with Accounting and Finance departments to maintain data integrity during the boarding process.
- Support the administration of participation agreements in partnership with the Legal Department.
- Ensure compliance of participation loans with credit union and regulatory standards.
- Maintain precise records of remittance reports and transactions from participating credit unions.
- Handle processing duties for loan participation purchases.
- Assist in audit facilitation as required.
- Monitor workflows to guarantee accurate boarding and reporting of loan purchases in compliance with laws and regulations.
- Embrace a lending culture that aligns with the credit union's strategic goals.
- Aim to meet annual departmental objectives that correspond with budgetary and operational plans.
- Develop and regularly update tracking systems for each loan or pool within the portfolio, based on payment schedules and maturity dates.
- Ensure timely and accurate updates of loan grades in accordance with internal and external reviews.
- Investigate any payment or loan posting discrepancies identified during daily operations.
- Complete loan verifications from lead and servicing institutions.
- Engage in process evaluation and improvement initiatives proactively.
- Facilitate service requests for the existing portfolio, including changes in borrower details, release of holdback reserves, ACH setups, and title endorsements.
- Prepare loan documentation related to servicing actions.
- May provide backup support for the Senior Participation Loan Coordinator or Credit Analyst.
- Participate in departmental, divisional, and company meetings and events as needed.
Qualifications:
Education:
Preferred: Bachelor's Degree in Finance or Real Estate or equivalent experience. Formal credit training from a recognized financial institution is advantageous.
Experience:
Minimum of 3 years in commercial real estate credit analysis, including global cash flow analysis.
Knowledge, Skills & Abilities:
- In-depth understanding of California and Western US real estate markets, with some exposure to other regions.
- Proficient in Microsoft Outlook, Internet Explorer, Word, and Excel; experience with Realm Argus is a plus.
- Completion of RESPA, FCRA, Reg B, and Reg Z training within the first 90 days of employment.
- Exceptional oral and written communication skills.
- Able to thrive in a fast-paced, deadline-oriented environment while managing multiple priorities.
- Capable of collaborating effectively with all levels of staff, including senior management.
- Skilled in delivering presentations to individuals and groups.
