KEY RESPONSIBILITIES:
- Manage construction activities and operations of commercial projects alongside the Project Superintendent.
- Ensure timely project completion within budget and according to specifications.
- Uphold quality standards and guarantee the delivery of high-quality work.
- Oversee the change request process, evaluating and recommending approvals for construction change orders.
- Comply with all safety, quality, and environmental control policies.
- Collaborate with the project team to develop a comprehensive construction schedule.
- Foster and enhance client relationships.
- Provide accurate project estimates from conceptual design through construction documentation.
- Negotiate, award, and enforce contracts effectively.
- Review project costs with the Superintendent to maintain budget compliance.
- Ensure adherence to bond and insurance requirements.
- Maintain positive relations with subcontractors.
- Execute additional tasks as directed by clients or management.
- Mentor and supervise Project Engineers and other management staff involved in the project.
Profit and Schedule Management:
- Engage in monthly reviews using company construction software.
- Oversee all aspects of the construction project, including scheduling, pre-construction meetings, subcontract execution, submittals, material delivery, RFIs, change orders, cash flow, and project close-out items.
- Establish an effective payment process for each project to ensure positive cash flow and timely payments.
- Define and manage the owner pay application process throughout the project lifecycle.
- Communicate with subcontractors to ensure timely and accurate pay applications, submittals, approvals, and payments.
- Coordinate with the Project Accountant for monthly owner billings.
- Utilize Microsoft Project for scheduling and planning.
- Ensure projects remain on track and meet contractual obligations through regular updates.
Planning and Coordination:
- Develop a long-term plan and schedule to meet contract completion dates.
- Work with the Project Superintendent to conduct pre-construction meetings.
- Review all contract documents for potential conflicts or interpretation issues.
- Examine design documents for compliance with specifications and contracts.
- Review project plans, scopes, submittals, and shop drawings for compliance and constructability.
- Prepare Invitations to Bid (ITBs) and solicit competitive trade proposals.
- Collaborate with the Superintendent to facilitate the construction process.
- Review submittals to obtain necessary permits and approvals.
- Assist the Project Administrator in collecting Warranty and O&M documentation.
- Attend weekly subcontractor coordination meetings and assist in documenting meeting minutes.
- Coordinate and attend weekly Owner/Client meetings as required.
- Prepare substantial completion documentation, including punch lists and owner training.
Mentorship and Training:
- Identify training needs for Project Managers.
- Conduct training sessions on skills essential for successful planning, execution, and delivery of Design Build projects while mentoring Project Engineers or Management staff.
Quality Assurance and Problem Solving:
- Ensure quality completion of projects safely, on schedule, and within budget.
- Understand the business needs for each project and propose solutions aligned with FCL principles.
- Demonstrate knowledge of quality control requirements for each project.
- Coordinate productive pre-construction meetings to review inspections and manage expectations.
- Conduct regular job site visits to ensure compliance.
- Maintain accuracy during the submittal process for timely approvals.
- Manage the Change Order Process to ensure all requests are approved and documented.
- Ensure proper document control and record-keeping.
- Adopt a proactive approach to avoid potential project issues.
- Analyze situations to effectively solve problems.
- Build professional relationships with team members and stakeholders.
- Network with industry professionals to uphold FCL's reputation.
EDUCATION, EXPERIENCE, AND SKILLS:
- Bachelor's degree in Construction Management, Civil Engineering, or a related field.
- Minimum of six years of experience as a Project Manager or in a similar role.
- OSHA 30 Hour certification.
- SWPPP Training.
- LEED Certification, if applicable.
PHYSICAL REQUIREMENTS:
- Ability to navigate construction sites and office environments.
- Willingness to work in varying weather conditions and high noise levels during site visits.
- Capability to work at a desk or computer for extended periods.
- Effective communication with co-workers and external parties regarding project needs.
