Key Responsibilities:

  • Conduct diagnostic assessments and perform routine maintenance and repairs efficiently and professionally.
  • Foster positive relationships with residents, colleagues, and company personnel.
  • Oversee the pre-inspection of vacated apartments and manage the make-ready process.
  • Communicate maintenance needs and repair requirements to the Community Manager.
  • Execute special projects as assigned by the Community Manager and Regional Manager, including property inspections.
  • Maintain the upkeep of buildings and common areas in line with company standards.
  • Ensure proper thermostat settings for vacant units.
  • Implement preventative maintenance in accordance with established guidelines.
  • Keep accurate records and provide necessary training to residents.
  • Manage inventory of parts and supplies, utilizing the inventory management system.
  • Ensure the maintenance shop is organized and meets company standards.
  • Maintain equipment and inventory to comply with warranty requirements.
  • Coordinate with vendors and contractors for service delivery and work schedules.
  • Respond to emergency maintenance requests after hours as needed.
  • Collaborate with the Community Manager to align maintenance objectives.
  • Adhere to safety standards and regulations in all work performed.
  • Conduct weekly clean-up of work areas.
  • Supervise external contractors to ensure compliance with contracts and expectations.
  • Ensure timely completion of all required inspections and permits.

Qualifications and Skills:

  • Possess a reliable vehicle for transporting tools and equipment.
  • Provide proof of liability insurance.
  • Must be bondable and hold a valid driver's license.
  • Exhibit good physical condition and mobility.
  • Ability to lift up to 100 lbs. for appliance handling.
  • Proficient in using hand tools for repairs.
  • Capable of performing various physical tasks including lifting, bending, and climbing.
  • Willingness to work in varying weather conditions.
