Project Manager

The Project Manager is responsible for overseeing the overall project direction, completion, and financial outcome for assigned projects. This role requires strong leadership, organizational, and time management skills, as well as excellent communication and client service skills.

Key Responsibilities:
  • Develop and manage project schedules, including preparing preliminary schedules and working with the Superintendent to develop and update the master project schedule.
  • Conduct constructability reviews and work with Estimators to identify alternate construction means and methods, site logistics, general requirements, hoisting systems, and staffing requirements.
  • Participate in preconstruction meetings with the Owner and Architect to monitor document design and development, establish goals and milestones for document packages, and ensure project development aligns with budget and schedule requirements.
  • Purchase trade packages as assigned by the Project Director and review and approve subcontract drafts before issuance to Subcontractors.
  • Ensure a fully executed contract, with bonds and insurance, is in place before work begins and staff projects accordingly, assigning project team responsibilities.
  • Ensure compliance with all standard company processes and utilize technology (Prolog, BIM, etc.) and establish and maintain positive working relationships with multiple project stakeholders and Owner's representatives.
  • Manage accounting functions and budget, including preparing schedules of values and complying with cost and resource-loaded schedule requirements, implementing billing processes in accordance with company guidelines and contract terms.
  • Expedite Owner payments and establish positive cash flow, reviewing and approving subcontractor and vendor schedules of values, including subcontractor's detailed GMP labor, material, and equipment backup, vendor invoices, and accounts payable.
  • Prepare and submit Owner Change Order Requests, review Owner Change Orders, and prepare Job Cost Budget Updates, responsible for accurate cost coding and quantity reporting for self-perform work.
  • Prepare and submit accurate monthly Project Status Reports, identifying and managing risk and opportunities proactively and developing mitigation and capture strategies.
  • Monitor the progress of construction activities on a regular basis and hold status meetings with Subcontractors, managing delays and associated cost or time impact.
  • Assist the company in marketing and business development efforts and advise management of potential project opportunities, preparing detailed as-built cost breakdowns for input into historic cost databases.
  • Demonstrate commitment to an Injury-Free Environment through own actions and mentoring others, leading teams in preparation and submission of closeout documentation.

Requirements:

  • Bachelor's Degree in Construction Management, Engineering, or equivalent.
  • 8 years of commercial construction project management experience.
  • Experience with hyperscale mission-critical construction.
