Maintenance Technician Job Summary

The Maintenance Technician is a key member of our team, responsible for ensuring the upkeep and maintenance of our properties. This role involves performing general maintenance and repair tasks to ensure apartment units and other property facilities are in good working order.

Key Responsibilities:
  • Receive and prioritize maintenance requests, ensuring timely completion of tasks.
  • Diagnose and repair issues with heating, ventilation, and air conditioning units, as well as perform preventative maintenance to extend their lifespan.
  • Conduct regular inspections of apartment units, grounds, and other property areas to identify and address any maintenance needs.
  • Perform minor to moderate-level plumbing repairs, replacements, and installations, including fixing leaks and unclogging drains.
  • Change air conditioning filters regularly to ensure optimal performance.
  • Perform minor electrical repairs and replacements of light fixtures and related items.
  • Repair locks and other miscellaneous items as needed.
  • Participate in painting projects, including interior painting of property units and minor touch-ups.
  • Assist with "make ready" projects to prepare vacant units for prospective tenants.
  • Review and address any maintenance-related issues with floors, walls, carpet, linoleum, tile, and other property features.
  • Respond to resident service requests and concerns in a timely and professional manner.
  • Deliver various communications to residents as needed, including leaving completed work orders or notes in apartments.
  • Clean up any debris caused by maintenance work, ensuring a safe and clean environment for residents.
  • Record time spent in each unit on work orders.
  • Inform the Property Manager of any repair work requiring an outside contractor or replacement of significant appliances.
  • Perform any necessary maintenance in the leasing office, clubroom, models, pools, and exterior areas of the property.
  • Pick up trash, water grounds, and flower beds daily, and empty pool area trash cans.
  • Sweep the leasing office front porch and parking area.
  • Sweep and clean around breezeways, dumpster areas, maintenance rooms, and boiler rooms.
  • Clean pools and maintain correct chemical levels, sweeping pool areas and arranging pool furniture.
  • Inventory pool and ground supplies, informing the Maintenance Supervisor when running low.
  • Be alert to physical problems seen in the course of work and notify the Property Manager immediately.
  • Maintain an adequate inventory of supplies and request the Property Manager and Maintenance Supervisor to purchase supplies as needed.
  • Work/coordinate with vendors on special maintenance projects as required.
  • Distribute door-to-door newsletters and residents' notices.
  • Operate a motor vehicle to transport tools and materials between work sites.
  • Work irregular hours, including evenings, weekends, on-call, and overtime hours as required.
  • Perform on-call, fire watch, or other after-hour efforts as needed.
  • Adhere to safety and hazard communications programs, policies, and procedures, maintaining a safe work environment.
  • Assist the Maintenance Supervisor on special maintenance projects, including preventive maintenance of building components and mechanicals.
  • Work closely with management and maintenance staff to develop an integral team representing the quality and professionalism of the Company.
  • Attend and participate in technical training programs to maintain and enhance knowledge and skills.
  • Perform other related duties as assigned to meet the needs of the business.
  • Professionally represent the Company on or off the property at all times.
  • Assist other staff members as needed.
  • Be alert to physical problems seen in work and notify the Property Manager.
  • Maintain open communication with the Maintenance Supervisor and other staff.
  • Wear company ID at all times.
  • Always represent the company in a professional manner.
  • Ensure safe work practices are being followed.
  • Display a friendly and courteous attitude with other employees, maintaining and promoting a good attitude.
Requirements:
  • Familiarity with federal, state, and jurisdictional laws and regulations concerning multi-family housing and Fair Housing.
  • Associate degree in a related technical or mechanical field preferred, with military training being a plus.
  • May be required to provide own industry-specific tools.
  • Bilingual – Spanish is a plus.
  • Commercial maintenance experience with plumbing, electrical, and janitorial strongly preferred.
  • Thorough knowledge of heating and air conditioning unit maintenance, troubleshooting, and repair.
  • General knowledge of the repair and maintenance of appliances, lighting fixtures, and plumbing.
  • Knowledge and skills to operate standard and specialized tools for repairs and maintenance.
  • Ability to visually inspect units, grounds, and other aspects of the property to determine adherence to standards.
  • Skill and ability to clearly and concisely communicate verbally and in writing with professionalism when interacting with tenants and property management.
  • Knowledge and skills to organize, prioritize, and meet deadlines.
  • Customer service and problem-solving skills.
  • Computer/technical skills to operate mobile computing or communications devices.
  • May be required to provide own industry-specific tools.
Education and Experience:
  • High school diploma/GED and one to three years of experience in facility maintenance and mechanical repair required.
  • EPA Type II or Universal and/or Pool Certification (CPO) preferred.
  • Certificate for Apartment Maintenance Technicians (CAMT) preferred.
