Job Title: Hotel Construction Project Manager

Benderson Development's hotel division is seeking a highly skilled Hotel Construction Project Manager to lead the overall budgeting, planning, execution, and successful delivery of large-scale hotel renovations. As a key member of our team, you will function as the coordinator between the general contractors, architect, interior designer, purchasing agent, owner, and all other project stakeholders working towards a successful renovation project.

Responsibilities:
  • Project Planning and Budgeting: Prepare and review all scopes of work, construction documents, ADA surveys, PIPs, Brand renovation requirements, etc. to assemble complete and comprehensive bid packages.
  • Budgeting and Estimating: Produce budgets for future capital expense projects and estimate current projects using historical data and current construction costs.
  • Contract Management: Bid, qualify, and award contracts to prime and/or general contractors.
  • Project Coordination: Ensure that the project is constructed in accordance with the approved plans and specifications.
  • Project Scheduling: Assure project schedules are updated weekly.
  • Permitting and Approvals: Ensure all building permits and approvals for all municipal jurisdictions are obtained.
  • Site Visits and Monitoring: Schedule and conduct all project meetings. Visit sites during construction on an as-needed basis.
  • Vendor Management: Monitor the activities of the architect, engineers, general contractors, and other consultants/vendors. Review construction documents for completeness and acceptability.
  • Change Order Management: Review, negotiate, and maintain control of all potential change orders.
  • Payment Requisitions: Review and approve all payment requisitions and supporting documentation.
  • Documentation and Training: Maintain timely progress in the preparation of documents by consultants. In conjunction with the Purchasing Agent, purchase, store, and install all FF&E items. Ensure that all damaged items are replaced. Provide as-built documentation and product information at close of job.
Requirements:
  • Experience: 5+ years of experience managing the onsite renovations of hospitality product improvement construction projects in the hotel sector or like industry.
  • Education: Bachelor's or Associates degree or commensurate experience in a related field.
  • Knowledge: Strong working knowledge of national hotel brands product positioning requirements and future brand standard strategies as it relates to their design and technology improvements for brand families such as Marriott, Hilton, IHG, and Choice.
  • Software Skills: Strong demonstrated track record of utilizing enterprise-wide software solutions for project tracking.
  • CAPEX Project Scope Implementation: Proven track record in CAPEX project scope implementation and execution.
  • Vendor Market Insight: Ability to provide insight into the vendor market and contractor/contracting trends in the hospitality field.
  • Travel: Must have valid driver's license, and acceptable driving history subject to company approval. Travel required.
