Position Overview
The Preconstruction Project Manager plays a pivotal role in steering preconstruction initiatives, focusing on project development and targeted pursuits for the organization. This role necessitates collaboration with the Preconstruction Department to navigate projects through various phases, ensuring they are meticulously planned for timely execution and budget adherence.
Key Responsibilities
- Project Development: Conduct research and establish a strategic list of 'alternative delivery' projects and negotiated work that aligns with the company's primary market sectors. Implement a Client Relations Management (CRM) system to enhance interactions with repeat clients.
- Relationship Management: Cultivate and manage strategic partnerships with Clients, Design Partners, Subcontractors, and Vendors that correspond with the types of projects in the company’s key market sectors.
- Pursuit Management: Oversee all elements of the Pursuit Phase driven by the Project Development Pipeline. Lead efforts to generate Project Proposals and facilitate Project Interviews, including conducting team interview preparation sessions.
- Preconstruction Leadership: Direct all facets of the preconstruction process to ensure projects are shovel-ready, with careful planning for on-time delivery and budget compliance. Collaborate with the estimating team to finalize milestone budgets and work alongside the project team to create comprehensive project schedules. Ensure design deliverables are met by working closely with internal and external design teams. Prepare all necessary bid documents and manage competitive bidding processes.
Qualifications
- Minimum of 5 years of relevant experience.
- A 4-year degree is preferred, ideally in Construction Management, Engineering, Architecture, or a related field.
- Exceptional organizational skills, effective time management, professionalism, and a collaborative spirit. A mindset of selflessness, emotional intelligence, and a focus on enterprise success.
- No specific certifications or licenses required.
