Job Summary

The Property Manager role at Spartan Investment Group is a key position in driving operational excellence and property performance. This position is based in Paris, TX, and is responsible for managing the day-to-day operations of our self-storage facilities.

Key Responsibilities
  • Provide exceptional customer service, identifying storage needs and offering cost-effective solutions.
  • Resolve issues, answer questions, and provide general information regarding our company and policies.
  • Inspect, clean, and prepare units for lease, and maintain the property grounds and buildings.
  • Ensure the highest standard of quality in cleanliness, safety, and visual appearance.
Key Results
  • Achieve a 65% lead and reservation to move-in conversion ratio.
  • Maintain 92% or higher unit occupancy and continue to grow revenue month over month.
  • Maintain 4% or less monthly delinquency.
Objectives and Responsibilities
  • Perform grassroots marketing in the local area and attend community events.
  • Day-to-day light maintenance and repair of the facility, including routine inspections adhering to audit standards.
  • Create excellence in customer experience, with a customer-centric mindset.
  • Promote and drive awareness of the FreeUp Storage brand.
  • Ability to keep and maintain accurate digital records.

  • Communication - Excellent written and verbal communication skills.
  • Business Acumen - Ability to research and understand state lien laws to stay up to date with local and state requirements.

Qualifications
  • Valid Driver's license.
