Residential Maintenance Superintendent

Grenadier Realty Corp. is seeking a skilled Residential Maintenance Superintendent to oversee the maintenance and repair of our residential properties in Newark, NJ.

Key Responsibilities:

  • Supervise a team of maintenance staff to ensure timely and efficient completion of tasks.
  • Collaborate with property managers to address staff performance and discipline issues.
  • Oversee all cleaning and maintenance repair work to maintain a safe and comfortable environment for residents.
  • Monitor building service contractors to ensure high-quality work and service.
  • Address building violations promptly in consultation with property managers and managing agents.
  • Work with property managers on personnel and tenant issues.
  • Assess building functionality, identify needed repairs and upgrades, and oversee outside contracting services.
  • Respond to tenant and building calls, 24/7.

Requirements:

  • Minimum 3-5 years' experience as a Building Superintendent in residential housing complexes.
  • Basic carpentry, electrical, and plumbing experience required.
  • Proven supervisory experience.
  • Physical requirements include heavy lifting, climbing, and frequent bending and kneeling.
  • Low Oil Pressure Boiler License/certification, NJ Black Seal License, OSHA 10hr, Standpipe/Sprinkler Certification.
