About the Job

Bear Real Estate Group is seeking an experienced Property Operations Director to oversee the daily activities of our Section 42 affordable housing/tax credit program communities.

Job Summary

  • Manage all core business processes, including leasing, resident relations, marketing, maintenance, budgeting, accounts receivable, accounts payable, vendor relations, selection and recruitment, and team development.
  • Ensure accurate and timely completion of LIHTC reporting and recertifications.
  • Maintain office hours, ensure model apartments are kept clean and well-maintained, and conduct move-in/move-out inspections with residents.

Responsibilities

  1. Coordinate and manage all aspects of property operations, including but not limited to leasing, resident relations, marketing, maintenance, budgeting, accounts receivable, accounts payable, vendor relations, selection and recruitment, and team development.
  2. Monitor and manage delinquencies, tenant retention, and budget, ensuring the successful operation of the property.
  3. Conduct market surveys, shop competition regularly, and utilize market information to make strategic decisions for the success of the property.

Requirements

  • Qualifications: Must have extensive knowledge in Section 42 low-income housing tax credit affordable housing programs and two to four years related experience or equivalent.
  • Skills: Excellent written and oral communication skills, strong organizational, problem-solving, and analytical skills, ability to manage priorities and workflow, and proficiency in Microsoft Word, Excel, Outlook, and Google Chrome.

Salary: The estimated salary for this role is $70,000 - $85,000 per year, based on industry standards and location.
