The Service Technician II is responsible for performing maintenance and repair tasks on properties, ensuring they are in excellent condition and meet the highest quality standards. The technician will respond to service requests, troubleshoot issues, and perform necessary repairs to maintain resident satisfaction and uphold the company's reputation for excellent service.

Duties and Responsibilities:
  • Preventative Maintenance: Conduct scheduled quarterly and seasonal preventative maintenance.
  • HVAC System Check and Filter Replacement: Quarterly.
  • Smoke Detector Battery Replacement: Quarterly.
  • Irrigation Settings: Seasonal.
Repairs and Troubleshooting:
  • Respond Promptly: Respond promptly and per work order turn requirements to service requests from residents and address reported issues efficiently.
  • Diagnose and Repair: Diagnose and repair minor and major maintenance issues.
  • Notify Service Coordinators: The technician will notify the Service Coordinators immediately if they cannot make the repair or need material to do so.
Make Readies:
  • Complete Pre-move Out Inspection: Complete necessary scheduled Pre-move out inspection & move out inspections.
  • Complete Move In Orientations: Complete necessary scheduled move in orientations.
  • Ensure Homes are Ready: Ensure homes are ready for the market by meeting quality expectations, within the budget and allowed time.
  • Direct Contact with Trade/Vendor: Direct contact with trade/vendor to assign turn work orders.
Documentation and Reporting:
  • Maintain Accurate Records: Maintain accurate records of all the maintenance and repair activities, including work orders, materials used, and hours worked.
  • Provide Detailed Reporting: Provide detailed reporting to the Service Coordinators on completed tasks and outstanding issues.
Resident Communication:
  • Interact with Residents: Interact with residents in a professional and courteous manner, addressing their concerns and ensuring their satisfaction with the service provided.
  • Provide High Level of Customer Service: Providing a high level of customer service, seeking proactive ways to support our residents and onsite team members.
Inventory Management:
  • Monitor and Request Supplies: Monitor and request necessary supplies, tools, and equipment for maintenance and repair tasks.
  • Ensure Inventory is Well Maintained: Ensure that the inventory is well maintained and organized.
