Job Title: Apartment Maintenance Supervisor

At Pratum Companies, we are seeking a highly skilled and experienced Apartment Maintenance Supervisor to join our team. As a key member of our property management team, you will be responsible for ensuring the smooth operation of our residential properties.

Key Responsibilities:
  • Leadership and Supervision: Direct and supervise a team of maintenance staff to ensure timely completion of tasks and projects.
  • Maintenance and Repair: Oversee all maintenance-related repairs and upkeep of the property, including HVAC, electrical, plumbing, and other systems.
  • Make Ready Process: Manage the make ready process to ensure apartments are prepared for move-in in a timely fashion.
  • Project Management: Initiate, perform, and oversee maintenance projects that improve curb appeal, maintain and optimize building systems, and monitor contractor performance.
  • Vendor Management: Develop and maintain relationships with vendors, negotiate pricing, and collaborate on approved vendor lists.
  • Financial Management: Manage expenses properly in accordance with owner goals and actively seek to minimize expenses regularly.
Requirements:
  • Education: High school diploma or equivalent required; degree in a related field preferred.
  • Experience: Minimum of five (5) years' experience in residential property management or a related field.
  • Skills: Strong HVAC skills, electrical, plumbing, computer knowledge; excellent communication skills, supervisory experience; ability to manage multiple projects and work assignments.
