Regional Property Supervisor

The Regional Property Supervisor is tasked with overseeing the financial and operational management of assigned properties within the Oklahoma region. This role involves monitoring cash flow, occupancy rates, property aesthetics, and resident satisfaction.
The Supervisor will work closely with the Vice President of Operations and the Company President, acting as the direct supervisor for regional staff. Responsibilities include training team members, setting performance goals, conducting evaluations, and managing property budgets with annual analysis and monthly reviews.
Ideal candidates will have a robust background in property management and regional oversight, showcasing financial acumen and organizational skills, along with a history of positive employer references.
KEY RESPONSIBILITIES
Assist in managing the financial performance of properties by reviewing monthly financial statements (P&L) to ensure budgetary goals are met. Maintain stable occupancy levels by implementing effective marketing strategies and public relations initiatives.
Engage in advertising efforts, market surveys, and incentive programs to attract quality residents. Foster professional development within the team through effective hiring and coaching practices.
Ensure compliance with all relevant governmental programs and conduct on-site audits to maintain standards. Participate in inspections to safeguard compliance and negotiate contracts with subcontractors.
Support the Accounting Department in preparing annual budgets and year-end reports, ensuring timely responses to lender inquiries.
Handle eviction processes when necessary and maintain professional communication with residents and vendors regarding any issues that arise.
SUPERVISORY DUTIES
Manage a team of subordinate supervisors and oversee non-supervisory staff as directed. Responsibilities include interviewing, hiring, training, and evaluating employee performance.
QUALIFICATIONS
To be successful in this role, candidates must possess a valid Driver's License and maintain auto insurance. A Bachelor's degree or equivalent experience in property management is preferred.
SKILLS REQUIRED
Strong communication skills, both written and verbal, are essential. Candidates should be adept at problem-solving and decision-making within established guidelines.
WORK ENVIRONMENT
This position requires travel within the region and to corporate meetings, with a significant portion of time spent on the road.
