Key Responsibilities:

  • Administrative Duties: Collaborate daily with the Lead Maintenance Supervisor to oversee and coordinate the workflow of all maintenance tasks, service requests, and special projects. Ensure proper organization and filing of reports and paperwork on a daily basis. Complete make-ready checklists and all necessary maintenance documentation.
  • Maintenance & Safety: Execute all required repairs and enhancements to apartment units prior to resident occupancy by adhering to the make-ready checklist, which includes tasks such as:
    • Repairing window blinds
    • Sheetrock restoration
    • Sealing windows, sinks, toilets, and baths
    • Touch-up painting
    • Updating lighting fixtures
  • Assist in maintaining the property’s grounds, common areas, and amenities by performing tasks such as litter collection, pressure washing walkways and pool areas, painting curbs and signage, and conducting general cleaning as necessary. Ensure all locks are changed and that gates function according to safety regulations and company policies. Participate in preventative maintenance and special projects as required.
  • Resident Interaction: Respond promptly to service requests logged in the work order system, ensuring thorough and efficient completion. Maintain a positive attitude and excellent customer service at all times. Distribute notices and communications to residents as needed.

Qualifications:

  • A minimum of 6 months of relevant experience and training is required.
  • Heating, Ventilation & Air Conditioning (HVAC) Certification is preferred.
  • Certification as a Certified Apartment Maintenance Technician (CAMT) is preferred but not mandatory.
  • Experience in renovation is advantageous.
  • Candidates must successfully pass a criminal background check and drug screening.
