POSITION SUMMARY:

The primary role of the Maintenance Assistant is to support the planning, organization, development, and management of the Maintenance Department's overall operations, ensuring compliance with current federal, state, and local standards, guidelines, and regulations. This position is essential in maintaining a safe and comfortable environment for all residents.

KEY RESPONSIBILITIES:

  • Collaborate with other departments to coordinate maintenance services and activities, providing necessary reports and recommendations to management.
  • Assist in the creation and implementation of a preventive maintenance strategy.
  • Perform repairs on facility and resident property as needed, and coordinate with external vendors for repairs when necessary, ensuring cost-effectiveness and compliance with contracts.
  • Identify and assess routine maintenance tasks, ensuring proper documentation of tasks involving potential exposure to hazardous materials.
  • Regularly inspect storage areas, workspaces, and utility closets to maintain organization and supply levels.
  • Participate in inspections conducted by authorized agencies, developing corrective action plans for any noted deficiencies.
  • Stay informed about economic conditions and recommend adjustments to maintenance services to ensure a clean and safe environment.
  • Maintain confidentiality regarding resident health information and report any suspected violations.
  • Oversee safety and fire prevention programs by conducting weekly inspections of work areas and equipment.
  • Ensure all personnel utilize appropriate safety equipment when handling heavy objects.
  • Monitor the condition of supplies and equipment to maintain a safe environment, promptly reporting any damage.
  • Assist in formulating waste disposal policies for the maintenance department, ensuring compliance with safety regulations.
  • Conduct periodic checks of equipment to ensure functionality and availability.
  • Ensure that personal protective equipment is accessible for maintenance staff handling infectious materials.
  • Label or tag equipment contaminated with hazardous materials before repair or decontamination.
  • Uphold confidentiality of all resident care information and report any unauthorized disclosures.
  • Be prepared to manage emergencies as they arise, including rescheduling and maintenance work adjustments.
  • Ensure proper disposal of medical waste in accordance with established procedures.
  • Perform additional duties as assigned.

QUALIFICATIONS:

  • A minimum of a high school diploma or equivalent is required.
  • Knowledge of mechanical, electrical, and plumbing systems, as well as familiarity with boilers, compressors, and generators.
  • Ability to read and interpret blueprints.
  • Understanding of building codes and safety regulations.
  • Proficiency in reading, writing, speaking, and understanding English.
  • Ability to make independent decisions when necessary.
  • Strong interpersonal skills to interact tactfully with residents, families, visitors, and regulatory agencies.

PHYSICAL REQUIREMENTS:

  • Ability to move throughout the facility during the workday.
  • Capability to work independently and effectively with residents and staff.
  • Meet health requirements set by facility policies, including medical evaluations.
  • Ability to relate to and work with individuals who may be ill, disabled, or emotionally distressed.
  • Physical ability to lift and move a minimum of 25 pounds to a height of 5 feet and carry such weight for a distance of 50 feet.
  • Willingness to assist in resident evacuation during emergencies.
