Job Summary

The Marketing Representative is a key member of the Gallery Residential team, responsible for driving occupancy and revenue growth through effective marketing and leasing strategies. This role requires a strong sales and marketing background, with the ability to work independently and as part of a team to achieve business objectives.

Key Responsibilities
  • Develop and implement marketing plans to attract new residents and drive lease renewals, including social media marketing, email campaigns, and community events.
  • Conduct property tours and show apartments to prospective residents, providing exceptional customer service and ensuring a smooth leasing process.
  • Collaborate with the on-site team to prioritize solutions and provide frameworks that drive journey metrics, ensuring a seamless resident experience.
  • Stay informed about current market and competitor conditions, developing and implementing short- and long-term marketing plans to sustain occupancy and drive sales results.
  • Use property management software to track apartment availability, record traffic and leasing activities, and manage resident and prospect data.
  • Ensure the property and show units meet the Company's standards for show quality, communicating maintenance and upkeep needs to the property's maintenance team members.
  • Follow up with prospects and new residents to ensure satisfaction, sending emails, thank-you notes, and cards or making telephone calls to finalize decisions to lease and/or renew.
  • Execute and perform activities in support of the property's lease renewal program, preparing and delivering lease renewal letters and packages for residents.
  • Respond quickly and courteously to resident and client/owner concerns and questions, taking prompt action to solve problems and/or document and convey resident or other requests to the appropriate individual(s).
Requirements
  • High school diploma or GED equivalent required; industry certifications appreciated.
  • Proficiency in word processing, property management applications (preferably Yardi), and spreadsheet management programs.
  • Ability to read, write, and communicate effectively to comprehend and complete legal documents, sell and explain apartment features, and answer questions.
  • Mathematical skills necessary to add, subtract, multiply, and divide numbers, decimals, and fractions, and calculate percentages in order to complete financial records, budgets, and other fiscal reporting information.
  • Ability to apply sales skills, such as generating sales leads, conducting sales presentations, qualifying prospects, and closing sales.
  • Ability to work in a stressful environment and work peacefully with co-workers and residents.
