Job Summary

We are seeking a highly skilled and detail-oriented Maintenance Technician to join our team at Kromer Investments, Inc. as a key member of our facilities maintenance team.

Key Responsibilities
  • Respond promptly to resident service calls and complete maintenance tasks to prepare vacant units for new residents in a timely and efficient manner.
  • Perform unit turns and ensure that all maintenance tasks are completed to a high standard.
  • Conduct routine maintenance and repairs on a daily basis, including:
  • Electrical and plumbing work, including sewer line maintenance.
  • Heating and cooling system maintenance (certification may be required for some repairs).
  • Appliance maintenance (when applicable).
  • Water irrigation system maintenance.
  • Stair, gate, fence, patio, and railing maintenance.
  • Flooring maintenance, including tile and carpet.
  • Roofing and gutter maintenance, including fastener replacement.
  • Lighting maintenance, including interior and exterior lights.
  • Fireplace and ceiling fan maintenance.
  • Gas fixture and appliance maintenance (when applicable).
  • Door and window maintenance, including shutters and cabinets.
  • Security system and fire protection equipment maintenance.
  • Ceiling leak repair.
  • Wall maintenance.
  • Pool area maintenance, including tile, Jacuzzi, and pool furniture.
  • Assist in maintaining the grounds and keeping them free of litter.
  • Inspect vacated apartments and complete the make-ready checklist.
  • Identify and report any unsafe conditions on the property, such as broken gates, open holes, and broken exterior lights.
  • Report all repairs and requisitions to the Maintenance Manager or Property Manager.
  • Maintain an adequate inventory of spare parts and maintenance materials.
  • Perform routine preventive maintenance on all equipment.
  • Perform work area clean-up and safety-related duties.
Requirements
  • Ability to work well as part of a team.
  • Use safety equipment, such as goggles, masks, and gloves, as tasks dictate.
  • Provide own basic tools and be knowledgeable and skilled in their safe use and maintenance.
  • Certification preferred and eventually required.
