Apartment Maintenance Job Description

**Overview**

CAPREIT, a leading national property management company, is seeking a skilled Maintenance Technician to join our team at Goldelm at Bennett Park apartment community in Bradenton, Florida.

**Responsibilities**

* Troubleshoot, repair, and replace individual heating and A/C units, water heaters, appliances, plumbing and electrical systems, asphalt, building interiors and exteriors, drainage systems, remodeling carpentry, and cleaning for the community
* Respond to and complete service requests in a timely manner
* Notify the manager if service requests cannot be completed in 24 hours

**Safety Protocols**

* Operate power equipment and tools as recommended
* Wear protective equipment when necessary

**Community Appearance**

* Assist with grounds and housekeeping
* Remove trash and litter
* Paint and perform exterior repairs
* Replace interior and exterior light bulbs
* Perform apartment inspections

**Maintenance Support**

* Prepare vacant apartments for move-in
* Perform preventative maintenance to ensure building systems operate efficiently
* Maintain the inventory of supplies, tools, and equipment

**Office Support**

* Distribute notices
* Interact with residents, prospective residents, and vendors in a professional, courteous, and respectful manner

**Qualifications**

* 1 to 3 years of apartment maintenance experience
* A valid CFC with Type I and II or with Universal certification is preferred
* A valid driver's license and reliable transportation to respond to on-call emergencies, when needed
* Ability to provide your own basic tools
* Computer literacy skills
* A high school diploma or equivalent

**Schedule Requirements**

Monday - Friday/On Call/Some weekends but not every weekend
