Position Overview:

The Project Architect is accountable for the development of construction documents and plays a crucial role in fostering collaboration within a multi-disciplinary team environment. This role is essential in optimizing resource utilization to enhance design and construction collaboration, increase project profitability, and elevate the value-added strategies provided by KAI.

Key Responsibilities:

Internal Management Functions:

  1. Oversee the work of team members and effectively communicate the scope, schedule, and budget requirements for each task.
  2. Develop a comprehensive set of drawings in accordance with KAI's production standards, ensuring alignment with labor budgets and schedules.
  3. Provide weekly updates to the Project Manager regarding the progress of assigned tasks throughout the schematic design, design development, and construction documentation phases.
  4. Manage the keyed note system and ensure coordination with specifications.
  5. Collaborate with the BIM/VDC Manager to ensure all model uses and deliverables are clearly defined and included in the labor budget and schedule.
  6. Initiate project setup upon receiving kick-off information, maintaining daily model management and administration.
  7. Ensure compliance with the firm's record retention standards for project documentation.
  8. Assign personnel strategically to optimize task completion.
  9. Keep the Project Manager informed about production status.
  10. Recommend adjustments to team personnel to meet project deadlines and deliverables.
  11. Ensure adherence to construction document standards.

Project Responsibilities:

  1. Operate within the defined Scope of Work.
  2. Collaborate closely with the Project Manager and project designer to interpret the program in terms of design, spatial quality, and environmental considerations.
  3. In the initial project phases, assist in visually communicating design concepts and objectives to the project team and clients.
  4. Conduct assessments of building and accessibility codes and standards.
  5. Support the Project Designer in preparing detailed design drawings, schedules, site work, and material selections necessary for construction document development.
  6. Develop final design solutions that align with the available construction budget.
  7. Work alongside the Project Designer to complete schematic and design development drawings.
  8. Address design review feedback and coordinate with the Interior Designer to achieve a cohesive design concept.
  9. In collaboration with the Project Designer, enhance the catalogue of material and product data to aid in defining materials, systems, and equipment during the Design Development and Construction Document phases.
  10. Assist in construction administration or support the Construction Administrator in reviewing submittals, RFIs, and change orders.

Additional Responsibilities:

  1. Ensure the accuracy and constructability of construction documents, leveraging the expertise of the firm's in-house Build group as needed.
  2. Develop preliminary furniture and equipment layouts for all spaces on design drawings to confirm program requirements.
  3. Coordinate and integrate efforts with internal and external Engineering and Specialty Consultants.
  4. Provide programming and verification support to meet project requirements, in collaboration with the Project Manager and/or Project Designer.
  5. Communicate and integrate the requirements of all disciplines within the design process.
  6. Mentor junior staff members in technical production aspects.
  7. Assist the Project Manager in setting agendas for design team meetings.
  8. Create BIM content that aligns with the firm's standards.
  9. Utilize the diverse talents of our multi-disciplinary team to identify strategic advantages for project and firm success.
  10. Contribute as part of a digital design (BIM) team to achieve consistent outcomes.
  11. Integrate digital design and BIM products with other applications.
  12. Maintain project records and filing systems, both electronic and hard copy.

Desired Qualifications:

  1. Professional degree in Architecture is required.
  2. Registered Architect status is required; NCARB certification is preferred. This position may involve signing/sealing project documents.
  3. A minimum of 5 years of experience in the profession, particularly in projects similar to those at KAI, is required.
  4. Strong knowledge of architectural production practices and experience with documentation standards is essential.
  5. Proficiency in Revit and Microsoft Office Suite is required; familiarity with AutoCAD and Navisworks is encouraged.
  6. Experience with other 3D graphic software programs (e.g., SketchUP, Lumion, Enscape) is also beneficial.
  7. Ability to organize and produce design and construction details and documentation from schematic design through construction documents is necessary.
  8. Experience in supporting projects during bidding and construction administration phases is required.
  9. Excellent written, graphic, and verbal communication skills are essential.
  10. Experience supervising teams involved in producing project documentation and coordinating with other disciplines and sub-consultants is required.
