Position Overview

Compensation: $26.00 per hour based on experience (Hourly non-exempt position)

Incentives: Monthly renewal and quarterly performance bonuses are provided in addition to base pay.

We are looking for a skilled maintenance technician to oversee operations at our apartment community. As a Service Technician III, your primary responsibility will be to ensure the upkeep and operational integrity of the property at all times. The ideal candidate will possess the expertise to address service requests efficiently and professionally, while adhering to the planned maintenance budget, thus ensuring a safe and secure environment for residents, visitors, and staff.

Key Qualifications:

  • A minimum of four years of experience in on-site property maintenance.
  • Possession of Level II or Universal EPA Refrigerant Certification is required.
  • Ability to comprehend and execute both written and verbal instructions.
  • Capability to work independently as well as collaboratively in a fast-paced, customer-focused setting.
  • Availability for weekends as needed; on-call duties on a rotating basis for emergencies.
  • Certification as a Certified Apartment Maintenance Technician (CAMT) is advantageous.
  • Certification as a Certified Pool Operator (CPO) is advantageous.

Responsibilities Include:

  • Maintaining precise records and accountability for all maintenance activities while operating within the planned maintenance budget.
  • Diagnosing and resolving both basic and complex maintenance issues daily, including A/C and heating systems, electrical and plumbing, appliances, and various structural elements.
  • Completing a checklist of duties to ensure vacant apartments are ready for occupancy as required.
  • Conducting regular inspections of property grounds and common areas, addressing unsafe conditions, and ensuring cleanliness.
  • Maintaining all service and safety records in compliance with applicable laws and regulations.
  • Performing additional tasks as assigned by the Community Manager or Regional Director.

Work Schedule: Monday – Friday
Work Hours: 8:00 am – 5:00 pm; weekends as needed; on-call for emergencies on a rotating basis.
Required Certification: Valid Driver's License in the state of employment or a neighboring state, or willingness to obtain one within 60 days; Level II or Universal EPA Refrigerant Certification is mandatory.
