Position Overview: We are seeking a dedicated and proactive Facilities Maintenance Manager who thrives in a fast-paced environment. The ideal candidate will possess a strong work ethic and experience in comprehensive apartment maintenance. A commitment to excellent customer service is essential. Candidates should be proficient in plumbing, electrical work, drywall/painting, HVAC systems, and appliance repairs. Possession of basic tools and reliable transportation is required. Bilingual candidates are highly preferred.

Key Responsibilities:

  • Prepare and maintain market-ready apartments, including painting, cleaning, and general repairs.
  • Conduct preventative maintenance and document findings in a maintenance log.
  • Perform regular inspections of the community.
  • Address resident service requests and concerns within a 24-hour timeframe.
  • Provide on-call emergency services as necessary.
  • Collaborate with maintenance staff to ensure grounds and common areas are clean and well-maintained.
  • Oversee the upkeep of all mechanical equipment, including water heaters and HVAC units.
  • Assist in monitoring capital improvement initiatives.
  • Work with the Property Manager to maintain the Budget Control Log.
  • Ensure all maintenance staff adhere to safe work practices.
  • Guarantee that service requests are handled promptly and courteously, meeting TRG standards.
  • Comply with Fair Housing Laws and Standards.
  • Maintain open communication with the Property Manager and community staff.
  • Represent the company professionally at all times.
  • Perform additional duties as assigned.
