The FACILITIES MAINTENANCE SPECIALIST – EPA Certified collaborates closely with the Maintenance Manager to uphold the community's physical integrity. This role includes participation in the on-call rotation, ensuring 24-hour emergency support for our residents.

Key Responsibilities:
1. Oversee unit turnovers, vacant properties, and resident move-outs.
2. Ensure the property's exterior is well-maintained to enhance curb appeal.
3. Complete assigned work orders efficiently.
4. Conduct routine preventative maintenance to preserve building systems and overall asset condition.
5. Perform daily trash collection duties.
6. Document the type and cost of maintenance or repair tasks.
7. Regularly inspect irrigation systems.
8. Manage trash compactor and pool maintenance during the operational season.
9. Execute plumbing, carpentry, drywall, insulation, roofing, pool upkeep, appliance installation, and repairs to structures, floors, or stairways.
10. Apply basic electrical knowledge.
11. Diagnose and repair appliances and related equipment.
12. Participate in the on-call rotation as required.
13. Undertake additional duties as assigned.

Position Requirements:
- Must fulfill all physical demands of the role, including lifting, with assistance for weights exceeding 50 lbs.
- Achieve a minimum score of 70% on the Maintenance Technician Qualification Test.
- Requires 2 years of experience in property maintenance or a related field.
- EPA certification Type II or higher is mandatory.
- High School diploma or equivalent experience is necessary.
- Proficient understanding of electrical systems, appliances, plumbing, carpentry, plastering, pool systems, drywall repair, painting, and HVAC.
- Availability for a minimum of 40 hours per week, with a flexible schedule that may include on-call emergencies and weekend work.
- Basic computer skills for checking company communications and completing required training.
- Must possess a functional smartphone compatible with various software applications.
