Job Overview

Position Title: Project Manager

Department: Production

Reports to: Vice President of Operations

Work Schedule: Minimum of forty (40) hours per week, typically Monday – Friday, 7:00AM – 4:00PM

Position Summary

The Project Manager is tasked with overseeing the entire construction process of new residential properties, from initial planning and permitting to post-settlement support. This role involves coordinating subcontractors, ensuring compliance with all inspections, delivering projects within budget and on schedule, conducting quality assessments, and maintaining clear communication with clients, sales teams, and upper management.

Key Responsibilities

  • Obtain necessary permits and complete all pre-construction requirements.
  • Manage subcontractors through effective scheduling and daily oversight of construction tasks.
  • Organize and oversee material deliveries as needed.
  • Coordinate and ensure successful completion of all municipal inspections.
  • Provide daily updates on construction timelines and schedules.
  • Monitor and adjust the construction budget as necessary.
  • Report on-site variable cost impacts to management.
  • Ensure safety and cleanliness standards are upheld at the construction site.
  • Deliver exceptional customer service through regular communication with clients.
  • Collaborate with various departments to address and resolve production challenges or delays.

Essential Skills and Qualifications

  • Strong understanding of new home construction plans, options, and features.
  • Demonstrated knowledge of construction practices, customer service, and managing buyer expectations.
  • Ability to work autonomously and take initiative.
  • Creative and strategic problem-solving skills.
  • Excellent communication and interpersonal abilities.
  • Highly organized with a keen attention to detail.
  • Proficient in technology, including all Microsoft Office applications.
  • Capable of exercising independent judgment.
  • Ability to maintain confidentiality and discretion.

Required Experience and Education

  • Associate degree or equivalent experience.
  • Minimum of 2 years of experience in the homebuilding sector.

Additional Requirements

  • Minimal travel required. Must possess a valid driver's license and have access to a vehicle.
