Job Overview

The Maintenance Specialist plays a critical role in ensuring the smooth operation of our high-rise condominiums. This position involves performing routine maintenance, addressing urgent repairs, and coordinating with contractors to maintain a high standard of living for all residents.

Key Responsibilities
  • Building Systems Maintenance: Perform regular inspections of HVAC, plumbing, electrical, and elevator systems to ensure optimal performance.
  • Routine Maintenance Tasks: Conduct painting, light carpentry, plumbing repairs, and electrical work as needed.
  • Emergency Response: Respond promptly to maintenance requests from residents, resolving issues efficiently and with minimal disruption.
  • Common Area Maintenance: Monitor and maintain common areas, including lobbies, hallways, recreational facilities, and outdoor spaces, ensuring they are clean, safe, and well-maintained.
  • Contractor Coordination: Coordinate with external contractors for specialized repairs or large-scale projects, supervising work to ensure it meets building standards and deadlines.
  • Record Keeping: Maintain detailed records of maintenance activities, including work orders, repairs, and preventive maintenance schedules.
  • Emergency Situations: Assist in emergency situations, providing swift and effective response to issues such as water leaks, power outages, and fire alarms.
  • Safety Compliance: Ensure compliance with safety regulations, including proper use of equipment and adherence to building codes.
  • Inventory Management: Manage inventory of maintenance supplies and equipment, placing orders as needed to ensure readiness for any tasks.
  • Communication: Communicate effectively with the property management team and residents, providing updates on maintenance activities and upcoming projects.
Qualifications
  • Experience: Proven experience in maintenance roles, preferably within high-rise buildings or large residential complexes.
  • Knowledge: Strong knowledge of building systems, including HVAC, plumbing, electrical, and mechanical.
  • Problem-Solving: Ability to troubleshoot and resolve a wide range of maintenance issues.
  • Safety: Familiarity with safety regulations and building codes.
  • Organizational Skills: Excellent organizational and time-management skills.
  • Communication: Good communication and interpersonal abilities, with a focus on customer service.
  • Physical Ability: Physical ability to perform manual tasks, including lifting, climbing, and working in various environmental conditions.
  • Certifications: Certification in relevant maintenance or trade fields (e.g., HVAC, electrical) is a plus.
