We are seeking a highly motivated Construction Project Coordinator to join our team at Eenhoorn LLC. This is an exciting opportunity for someone with a passion for construction administration and project management to work on a wide range of real estate development projects throughout the United States.

The ideal candidate will have excellent organizational skills, be well-versed in construction methodologies and procedures, and be able to coordinate with a team of professionals from different disciplines to achieve the best results.

Responsibilities:

  • Develop and complete project-specific tasks as required to meet or exceed expectations.
  • Review and verify project goals with leadership and team members, as required by the Development Manager.
  • Research and identify reputable consultants, engineers, architects, and general contractors, as directed.
  • Review requests for proposal and other construction-related estimates to provide cost/benefit analysis.
  • Serve as the Company's secondary contact for the project(s), with the Development Manager being the first point of contact.
  • Serve as liaison between owner and design and construction professionals.
  • Assist in drafting, reviewing, communicating, negotiating, and enforcing contractual documents for design, construction, and consultant professionals.
  • Monitor project budget and schedule, including updating and maintaining web-based or internal software project controls.
  • Provide analysis of budgets and schedules and their effect on the financial objectives of the project.
  • Assist in managing the design, engineering, and construction team in planning and analysis of conceptual design and preconstruction activities.
  • Establish, direct, and/or document project meetings and record notes and meeting minutes.
  • Coordinate and direct internal resources as required (invoices, purchase orders, reports, etc.).
  • Assist in reviewing and processing scheduled progress draw packages for payment.
  • Assist with lien waiver reconciliations as directed by the Development Manager.
  • Help to manage the project close-out process to a successful completion, as directed.
  • Promote the highest level of professionalism and ethics.
  • Other duties as assigned by the Development Manager.

Qualifications:

  • Bachelor's degree in Economics, Statistics, Business Administration, Construction Management, or other related field experience.
  • In-depth understanding of the development cycle, construction procedures, and material and project management principles.
  • Highly motivated to learn new processes, techniques, concepts related to real estate development and management.
  • Excellent working knowledge of Excel spreadsheets and data analytics.
  • Outstanding oral and written communication and negotiation skills.
  • Ability to read and interpret blueprints, site plans, grading plans, etc.
  • Familiarity with quality, health, and safety standards in general as it relates to construction.
  • Experience with navigating the building permitting process preferred.
  • Experience with estimating and budgeting preferred.
  • Highly reliable with excellent follow-up and follow-through.
  • Above-average time management skills and high sense of urgency.
  • Ability to efficiently review contractual arrangements and provide comment.
  • Knowledge of the operating practices of construction, architectural, and building firms.
  • Familiarity with construction/project management software such as Procore, etc.
