JOB SUMMARY
Enhance the organization's success and sales distribution platform by adeptly employing sales strategies and methodologies to transform potential owners into buyers, as well as assist existing Owners. Cultivate relationships with prospective owners by actively seeking and following up on referrals and leads. Tailor the sales experience to meet the unique needs and preferences of each potential owner, ensuring that the sales contract process is completed accurately and promptly, with all necessary paperwork and legally mandated documents handled efficiently. Maintain the customer relationship post-sale to guarantee ongoing owner satisfaction with the organization and to foster future business opportunities (such as reloads, referrals, and additional sales).
CANDIDATE PROFILE
Education and Experience
- Required:
- High school diploma or GED
- Proficiency in English
- Possession of an active and compliant professional Real Estate License where required by law.
- Preferred:
- One year of relevant experience
Successful Candidates Will Be Willing To:
- Occasionally work during evenings
- Be available to work weekends and holidays as dictated by business requirements
JOB SPECIFIC TASKS
Building and Maintaining Customer Base
- Address owner inquiries regarding property usage and local amenities; provide recommendations based on the information gathered during discovery.
- Follow up on referrals and leads from owners.
- Respond to requests from owners or prospects about pricing, property maps, descriptions, room locations, and portfolio/network details.
- Contact owners to assess satisfaction, inform them of upcoming promotions, and develop business opportunities (e.g., reloads, referrals).
- Develop and maintain records of customer interactions to support effective follow-up initiatives.
- Oversee contract processing to minimize rescission decisions, provide comprehensive owner assurance, and ensure timely closings.
Delivering Sales Presentations
- Adhere to the Consultative Sales Process when presenting to owners and guests.
- Establish trust with prospective owners and Owners throughout the sales process to foster ongoing rapport.
- Identify the needs of prospective owners and Owners through a series of strategically layered questions and discussions, utilizing this information to customize the sales presentation.
- Provide prospective owners and Owners with a tailored Sales Gallery, Property, and Model tour specific to their sales distribution site.
- Articulate the features, advantages, and benefits of the product, advocating for the appropriate amount of points to meet the prospective owners' current and future vacation needs.
- Complete and finalize the sales contract process by ensuring all required/legal paperwork and documents are duly signed and notarized.
- Continuously practice and enhance sales scripts and presentations.
- Ensure a clear understanding of financing options and present them as a pathway to ownership.
- Prepare for daily appointments (e.g., review tour sheets, owner history, presentation specifics, etc.).
- Follow up face-to-face guest interactions with email, phone, or mail correspondence and facilitate the use of Vacation Ownership Advisors.
- Respond to Owner and customer inquiries regarding product information, servicing issues, construction work, financing, maintenance, repairs, and appraisals.
- Utilize, demonstrate, and/or coordinate virtual tour (eTour) software for guests.
Conducting and Managing Business Transactions
- Ensure complete and accurate processing of documents related to sales.
- Review contract details with prospective owners and Owners once they decide to purchase.
- Thoroughly examine loan applications and financial documents with the customer to ensure proper completion.
- Collaborate with Sales Management to minimize cancellations, provide comprehensive owner assurance, and ensure timely closings.
- Analyze challenges and devise strategies to overcome obstacles to achieve high-quality results efficiently.
- Complete purchase summary worksheets at the conclusion of each sale.
- Engage with and influence Legacy Owners and Every Other Year (EOY) Owners to enroll, upgrade, and maximize all reload opportunities.
Providing Service to Others
- Respond to and monitor the resolution of customer and Owner inquiries promptly with accurate information.
- Leverage resources to provide effective service to guests and Owners (e.g., Vacation Ownership Advisors).
Other Responsibilities
- Manage time effectively to attend daily team meetings, training sessions, and guest/owner appointments punctually.
- Demonstrate a comprehensive understanding of the organization's culture and processes.
- Enhance sales presentation techniques through self-assessment, practice, and feedback from others (e.g., Sales Manager Coaches, Guests, Owners).
- Participate in formal training sessions offered by the management team.
- Attend daily huddles and regularly scheduled team/manager meetings.
- Assist in the development and mentoring of other Sales/Membership Executives as requested.
- Stay informed about current events (e.g., news, sports, pop culture) and information on site locations to facilitate customer relationship building.
- Perform additional duties as assigned.
- Understand and comply with state and federal regulations regarding all sales and/or marketing activities (e.g., Do Not Call Lists, State registrations, Exemptions, etc.).
