Job Title: Real Estate Specialist

Indotronix International Corp is seeking a highly skilled Real Estate Specialist to join our dynamic team responsible for real estate site development for network small cell sites in Northern California and Nevada.

Job Summary:

We are looking for a seasoned professional with expertise in telecommunications small cell initial builds, mods, and relocations. The ideal candidate will have a proven track record of managing vendors and projects, with excellent negotiation skills, interpersonal skills, and organizational skills.

Key Responsibilities:
  • Manage and drive site acquisition vendors to deliver goals and successfully hand off projects to our Construction Team.
  • Perform lease due diligence, represent in communications with landlords and jurisdictions, and escalate issues to management with recommendations included.
  • Conduct site visits as needed, review and manage financial invoicing for vendor services, and navigate and complete FUZE tasks.
  • Identify, analyze, and resolve real estate and lease-related issues as needed to meet internal or external deadlines and reporting requirements.
  • Negotiate and work with all types of Landlords and their agents to preserve the Company's rights and meet the Company's contractual and regulatory obligations.
Requirements:
  • Bachelor's degree or at least five years of work experience.
  • Five or more years of relevant work experience.
  • Ability to effectively manage vendors and projects.
  • Proven track record of meeting goals.
  • Demonstrated ability to take initiative and manage multiple competing priorities while consistently meeting deadlines.
  • Knowledge of land use and zoning procedures, and real estate acquisition.
  • Knowledge of local and regional zoning, planning, and environmental standards and policies.
  • Knowledge of legal and financial terms and ability to read and interpret contracts.
  • Experience reviewing construction drawings, RF data sheets, and leases.
Preferred Qualifications:
  • Experience in legal, contract management, project management, or construction disciplines.
