**Job Overview**

We are seeking an experienced Senior Property Sales Representative to join our team. This role requires strong sales and marketing skills, with a focus on greeting prospects, presenting the features and benefits of our properties, and securing lease agreements. The successful candidate will have excellent customer service and closing skills, as well as the ability to work in a fast-paced environment.

**Key Responsibilities**

  • Marketing/Leasing:
  • Maintain a professional atmosphere in the leasing office and other areas where prospective residents meet.
  • Inspect models and market-ready vacancies daily to ensure cleanliness and perform cleaning and staging as needed.
  • Conduct all business in accordance with Thrive policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other laws pertaining to apartments.
  • Answer incoming phone calls and handle each call accordingly.
  • Greet prospective residents, qualify them, determine their needs and preferences, and professionally present our community and specific apartments while communicating features and benefits.
  • Maintain awareness of local market conditions and trends and contribute ideas to the manager for marketing the property and improving resident satisfaction.
  • Maintain a lease closing ratio at a level appropriate for the property and submarket.
  • Respond to inquiries in the Customer Relationship Management (CRM) system in accordance with Thrive expectations.
  • Post regularly on online advertising sites as instructed.
  • Set out A-Boards and balloons at property entrances daily.
  • Administrative:
  • Correctly complete all lease applications, assist with application verification, and notify prospective residents of results.
  • Type miscellaneous resident communication as needed.
  • Complete all lease paperwork, including related addenda, and accept rents and deposits.
  • Complete Guest Card information forms on all prospects, send thank-you notes, and perform follow-up.
  • Physically inspect the property when on grounds, pick up litter, and report any service needs to maintenance staff. Inspect move-outs and vacancies.
  • Inventories office supplies on a periodic basis and reports needs to the Community Manager.
  • Organize and file appropriate reports, leases, and paperwork.
  • Attend property and Thrive trainings and meetings as requested.

**Requirements & Qualifications**

  • A minimum of 1 year of experience in multi-family housing leasing.
  • National Apartment Leasing Professional (NALP) certification preferred.
  • Excellent customer service and sales skills.
  • Ability to work in a fast-paced and customer service-oriented environment.
  • Understanding of industry terms and their meaning.
  • Ability to de-escalate conflict and remain calm and courteous at all times.

**Benefits**

We offer a competitive salary range of $45,000 - $55,000 per year, depending on experience, plus additional benefits including 32 paid days off per year, paid birthday off, generous employer-matched 401(k) plan, 30% housing discount, $150 leasing commission, $75 renewal commission, medical benefits effective the first of the month following your start date, long-term disability coverage, 24-hour employee assistance program/hotline, discounted pet insurance rates, and $300 annual professional development/tuition reimbursement.
