PRIMARY RESPONSIBILITIES:
Oversee the servicing and repair of community facility HVAC systems, including advanced computerized environmental control systems. Responsible for the repair, removal, and replacement of pumps and compressors as necessary.
Conduct maintenance and repairs on commercial appliances, ice machines, refrigerated drinking fountains, and other related equipment within clubhouse facilities.
Manage the upkeep of community swimming pools and spas, which includes vacuuming, backwashing, and water treatment. Responsible for servicing and repairing swimming pool pumps, heaters, and monitoring boiler room equipment.
Evaluate, service, and adjust heating and air conditioning systems in clubhouse and community facilities, ensuring compliance with refrigerant recovery protocols.
Operate a service vehicle and maintain an inventory of materials and supplies necessary for daily operations.
Consistent attendance is required, with all tasks performed on-site within the community.
Collaborate effectively with colleagues, residents, and stakeholders by sharing constructive ideas and actively listening to feedback. Maintain open communication regarding work progress, timelines, and any issues that arise. Approach problems with a constructive mindset to develop practical solutions, while respecting the diverse workforce.
ADDITIONAL RESPONSIBILITIES:
Follow up on assigned tasks and emergency requests, ensuring issues are resolved and documented in consultation with the Facilities Services Supervisor.
Maintain ornamental fountains at community facilities, ensuring they are in good working order.
Keep accurate service and repair records, including documentation of material usage and compliance with refrigerant regulations.
EQUIPMENT UTILIZED:
Service vehicle, hand tools, gauges, refrigerant recovery equipment, and other relevant tools.
WORK ENVIRONMENT:
While performing job duties, employees may be exposed to dust and typical outdoor conditions.
QUALIFICATIONS:
High school diploma or equivalent, with substantial experience in mechanical maintenance or a combination of education and experience that meets the following:
- Understanding of occupational hazards and safety protocols.
- Familiarity with standard practices, methods, tools, and materials in the mechanical field.
- Ability to read and comprehend job-related instructions in English.
- Capability to maintain routine records and reports.
- Proficiency in interpreting sketches and drawings, along with following oral and written instructions.
- Effective communication skills in English.
- Ability to troubleshoot swimming pool equipment.
- Capacity to build and maintain positive working relationships with colleagues and residents.
- Skill in using and caring for tools and equipment related to mechanical maintenance.
REQUIREMENTS:
- Valid driver's license.
- A/C and Heating Certification from an accredited institution.
- EPA-approved certification for reclaiming HCFCs.
- Ability to pass respiratory function tests.
- Ability to pass respirator fit tests.
PHYSICAL DEMANDS:
While performing the duties of this position, employees are frequently required to communicate, hear, and utilize hands for various tasks, including kneeling, pulling, pushing, stooping, balancing, climbing, crouching, and lifting up to 50 lbs. Regular walking for extended periods is necessary, and occasional lifting of up to 100 lbs. may be required, along with working on ladders.
