Job Summary

We are seeking a highly skilled Property Manager to join our team at Quantum Real Estate Management LLC. As a Property Manager, you will be responsible for overseeing the day-to-day operations of our properties, ensuring that they are well-maintained and that our residents are satisfied with their living experience.

Key Responsibilities
  • Physical Asset Management
    • Supervise maintenance staff, including maintenance supervisors and contract workers.
    • Ensure the timely completion of maintenance work, including corrective and preventive maintenance.
    • Conduct regular inspections of the property to identify areas for improvement.
  • Tenant Management
    • Ensure timely rent payments and minimize vacancies.
    • Process eviction notices and enforce evictions for non-payment of rent.
    • Exercise sound judgment regarding property expenditures.
  • Marketing and Leasing
    • Supervise leasing staff and assist in the preparation of marketing programs.
    • Assist in the preparation of regular market surveys and weekly/monthly reports.
    • Provide resident recruitment, selection, qualification, lease administration, and apartment preparation for move-ins in accordance with corporate policies and procedures.
  • Administration
    • Supervise all on-site personnel, including contract workers.
    • Assist in the preparation of management plans and supervise the maintenance of property files and records.
    • Handle hiring and firing of personnel, as well as emergency situations that may arise on site.

Requirements

  • High school diploma or equivalent required; bachelor's degree in a related field preferred.
  • Minimum 2 years of experience in property management or a related field.
  • Excellent communication and interpersonal skills.
  • Ability to work independently and as part of a team.
  • Knowledge of HUD guidelines and fair housing laws.
