Key Responsibilities- Property Inspections: Conduct regular inspections of our properties to identify needed repairs and improvements.
- Repair and Maintenance: Perform repairs and maintenance tasks on appliances, plumbing, electrical, and HVAC systems.
- Appliance Repair: Repair and replace refrigerators, stoves, water heaters, and HVAC units.
- Finish Work: Repair and replace walls, ceilings, cabinets, and other finishes.
- Windows and Doors: Repair and replace windows and doors as needed.
- Carpentry and Plumbing: Utilize carpentry, plumbing, and electrical skills to fix issues in apartment homes.
- Supply Chain Management: Work with the Community Manager to plan purchases and upgrades based on property needs and budget.
This role requires a high level of physical fitness and the ability to perform tasks that involve:
- Ladder Work: Using ladders to access roof areas, balconies, attic spaces, and crawl spaces.
- Electrical and Plumbing: Expertly managing circuit breaker positions and valve positions by sight, and safely handling plumbing and electrical appliances.
- Gas Detection: Using audible alarm leak detection equipment for both explosive and inert gases.
- Equipment Operation: Refueling gasoline-powered equipment without endangering yourself or others.
- Weather Conditions: Conquering the elements, whether it's rain, wind, heat, and/or winter conditions.
- Lifting and Moving: Regularly moving and maneuvering objects weighing over 50 pounds.
- Education: High School diploma or equivalent.
- Age: Must be 18 years of age or older.
- Language: Must be able to speak, read, and write English.
- Driver's License: Current and valid driver's license in the state where you live for operation of vehicles in furtherance of company business.
- Experience: At least 5 years of maintenance experience required.
- Certifications: EPA Type I Certification is required or must be prepared to obtain certification within 90 days after being employed.
- Background Check: Must not be on the Denied Participation list issued by the U.S. Department of Housing & Urban Development.
- Knowledge and Skills: Extensive knowledge of building systems such as plumbing, electrical, and HVAC. Excellent analytical and problem-solving skills.
