Job Summary

The Maintenance Technician II will play a critical role in maintaining the cleanliness, orderliness, and safety of our properties. This position will be responsible for performing routine maintenance activities, including painting, plumbing, janitorial, and appliance upkeep, as well as ensuring that all repairs are handled in a timely and appropriate manner.

Key Responsibilities
  1. Maintenance and Repair: Perform routine maintenance activities, including painting, plumbing, janitorial, and appliance upkeep, to ensure the cleanliness and safety of our properties.
  2. Repair and Maintenance Coordination: Ensure that all repairs are handled in a timely and appropriate manner, and coordinate with the Community Manager as needed.
  3. Maintenance Project Management: Initiate, perform, and oversee maintenance projects up to $300, and obtain approval from the Property Manager for projects exceeding this amount.
  4. Community Engagement: Work with the Community Manager to anticipate and address maintenance needs, and maintain a positive relationship with residents.
  5. Grounds Maintenance: Maintain the grounds, including picking up trash, keeping breezeways, sidewalks, and grounds clear of clutter and debris, and performing landscaping tasks as needed.
  6. Facilities Maintenance: Maintain all sidewalks and parking lots, including painting lines, numbers, and other stencils as needed.
  7. Apartment Preparation: Clean and turnover vacant apartments to make them rent-ready for the next tenant within 5-10 days.
  8. Pre-Move Out Inspections: Schedule and conduct pre-move out inspections and reporting, and accurately cost out any repairs that may be needed.
  9. Tool Management: Requisition supplies, purchase tools and equipment (subject to supervisor approval), and maintain a clean, safe, and organized storeroom/shop.
  10. Documentation and Reporting: Prepare and complete maintenance requests and work orders within 3-5 working days, and update the Property Maintenance Log daily.
  11. Preventative Maintenance: Perform regular preventative maintenance inspections of all units.
  12. Safety and Compliance: Notify the Community Manager of safety-related issues and lease agreement violations, and respond promptly to after-hours calls and complete necessary repairs.
Requirements

To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required.

Education and Experience: 3-5 years related experience and/or equivalent combination of experience in a trade such as electrical, plumbing, and painting or technical school. Associate degree (A.A.) preferred, or equivalent combination of education, training, and experience.

Certifications, Licenses, and Registrations: Valid Driver's License and insurance is required.

Language Skills: Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively before groups of customers or employees of organization.

Multiplication Skills: Must be able to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals.

Reasoning Ability: Ability to problem solve, and deal with a variety of situations where only limited standardization exist. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.
