Job Summary:

This full-time, non-exempt role is responsible for overseeing the day-to-day maintenance operations of assigned properties.

Main Responsibilities:

  • Oversee the maintenance operations of assigned properties.
  • Ensure the upkeep and safety of the property.
  • Perform custodial duties, including cleaning, mopping, emptying trash, replacing light bulbs, etc., as needed.
  • Maintain and repair physical buildings, outdoor areas, parking areas, and individual units, including electrical, plumbing, HVAC, etc.
  • General carpentry duties to prepare apartments for move-in, including cleaning, painting, repairing, replacing, and/or refinishing surfaces, windows, appliances, window coverings, flooring, etc.
  • Complete make-ready units within 3-5 days of the unit being released to the office.
  • Move common space furniture, supplies, and equipment.
  • Request tools, equipment, and supplies needed; safely store and safeguard tools, equipment, and chemicals.
  • Regularly track supplies and order new supplies as needed and in coordination with supervisor.
  • Attend staff meetings and assigned trainings.
  • Enter completed work orders into the software system with detailed information pertaining to each repair.
  • Other duties as assigned.

Requirements and Qualifications:

  • A high school diploma or equivalent is preferred.
  • At least two years of experience as a Maintenance Technician or similar role are required.
  • Prior experience in apartment maintenance or construction is necessary.
  • Proficiency in Microsoft Office 365 and Yardi (or similar) is preferred.
  • The ability to quickly learn the organization's systems is required.
  • Strong analytical and problem-solving skills.
  • Excellent organizational skills, attention to detail, and time management skills with a proven ability to meet deadlines.
  • Ability to serve with integrity, professionalism, and confidentiality.
  • A valid driver's license, reliable personal vehicle, personal auto insurance, and an MVR sufficient to obtain and reasonably maintain insurability under agency auto liability policies are essential job requirements.
