Work Environment:
The Historic Gates Building, now known as Grand Boulevard Lofts, features 134 units of affordable tax credit residential housing.
Schedule & Hours:
This position follows a core schedule of Monday - Friday; 8 AM - 4:30 PM, with an on-call rotation. Inquire about our on-call incentive.
Minimum Qualifications:
- High school diploma/GED and completion of a craft apprenticeship, or equivalent years of education and maintenance experience.
- 2-5 years of experience in maintenance or related carpentry/construction, preferably in residential or commercial real estate.
- A current and valid driver's license is required, along with a clean driving record.
- Successful completion of a criminal background screening is mandatory.
- Special boilers license or willingness to obtain one, if applicable.
- Must provide own hand tools.
- Ability to run errands to procure maintenance supplies as needed.
Excellent verbal, written, and presentation skills are essential; the ability to communicate effectively with community tenants, vendors, and across corporate divisions is crucial. A strong alignment with the mission, vision, and values of Sherman Associates is desired.
Essential Duties:
- Perform general maintenance and upkeep tasks, including minor plumbing, electrical work, HVAC, light carpentry, painting, and landscaping.
- Address open work orders and resolve resident/tenant requests within 24 hours.
- Prepare and turn over vacated apartment units within a 24-hour timeframe (5 days if not immediate).
- Assist in scheduling and executing preventive maintenance for buildings and equipment.
Engage in hands-on work for all building repairs, preventative maintenance, and general upkeep, with a focus on more complex operations or projects. Diagnose issues, replace or repair parts, test, and make necessary adjustments.
- Regularly walk the property to ensure compliance with resident/tenant rules and maintain cleanliness and order.
- Adhere to safety regulations and maintain organized work areas.
- Work on the last and first day of each month until all responsibilities are fulfilled; some overtime may be required. Evening and weekend on-call rotations may also be necessary.
- Help maintain adequate maintenance supply stock.
- Assist in engaging outside vendors and obtaining bids for special projects or extensive maintenance.
- Ensure that exterior grounds and interior common areas are kept in quality, presentable condition.
- Maintain excellent customer service and relationships with residents, tenants, vendors, and other organizations.
- Other tasks and duties as assigned based on business needs; evening and weekend on-call rotations may be required.
Work Environment:
While performing the duties of this role, employees may be exposed to fumes, airborne particles, moving mechanical parts, and vibrations. The noise level in the work environment can be loud.
Physical Requirements:
The physical demands outlined here are representative of those that must be met by an employee to successfully perform the essential functions of this position. Regularly required to talk and hear, this position is very active and requires standing, walking, bending, kneeling, stooping, crouching, crawling, and climbing throughout the day. Employees must frequently lift and/or move items over 50 pounds.
Specific vision abilities required include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus.
