Job Title: Lead Maintenance Technician

Job Summary:

The Lead Maintenance Technician is responsible for overseeing the maintenance and repair of the community's physical infrastructure, ensuring a clean and well-maintained living environment for residents, visitors, and staff. This role requires a high level of technical expertise, strong communication skills, and the ability to work independently with minimal supervision.

Key Responsibilities:

  • Conduct regular safety meetings with staff to maintain a safe working environment and ensure compliance with OSHA regulations.
  • Develop and implement a preventative maintenance program to prevent equipment failures and reduce downtime.
  • Perform routine maintenance and repairs on all community equipment, including HVAC systems, plumbing, and electrical systems.
  • Assist in the development and implementation of a comprehensive maintenance budget and ensure compliance with budgetary guidelines.
  • Provide training and guidance to maintenance staff on new procedures and equipment.
  • Maintain accurate records of maintenance activities, including work orders, inventory, and equipment maintenance.
  • Ensure that all maintenance activities are performed in accordance with company policies and procedures.

Requirements:

  • 3+ years of experience in property maintenance or a related field.
  • High school diploma or equivalent required; associate's or bachelor's degree in a related field preferred.
  • Valid driver's license and automobile insurance coverage.
  • Ability to work independently with minimal supervision and as part of a team.
  • Strong communication and interpersonal skills.
  • Ability to lift and carry heavy equipment and supplies.
  • Ability to work in a fast-paced environment and prioritize tasks effectively.

Working Conditions:

The Lead Maintenance Technician will work in a fast-paced environment, often in awkward and confining positions, and will be exposed to various weather conditions. The position requires frequent travel to pick up replacement parts and supplies from vendors and occasional exposure to paint fumes, solvents, and adhesives.

Reasoning Development:

The Lead Maintenance Technician must be able to apply principles of logical thinking to define problems, collect pertinent data, establish facts, draw valid conclusions, and initiate an appropriate course of action. The position requires effective communication and interpersonal skills to convey ideas, images, and goals to a diverse group of personalities.
