Role Summary
The City of Roanoke is in search of a Real Estate Appraisal Specialist to evaluate residential and uncomplicated multi-family properties within the city limits. The ideal candidate will conduct field assessments of real estate, respond to appraisal inquiries when feasible, and provide support at the main office as necessary. Responsibilities also include interviewing individuals knowledgeable about properties, inspecting real estate, and researching public records related to sales, leases, assessments, and other transactions to ascertain accurate property values. A Bachelor’s degree from an accredited institution, supplemented by coursework in real estate, law, computer science, or a related discipline is required; relevant experience or training in real estate appraisal is advantageous but not mandatory; or an equivalent combination of education and experience. A valid driver's permit issued by the Commonwealth of Virginia is essential. The candidate must obtain a Certified Residential Appraiser license from the Commonwealth of Virginia within three years of appointment.

Key Responsibilities
PRIMARY DUTIES
Evaluates residential and/or uncomplicated multi-family properties within the city.
CORE DUTIES AND RESPONSIBILITIES include, but are not limited to:
- Conducts field evaluations of uncomplicated real estate and addresses inquiries regarding appraisals.
- Engages with individuals familiar with properties; inspects real estate; investigates public records of sales, leases, assessments, and other transactions to determine accurate values.
- Measures buildings, gathers data related to room counts, construction types, ages, and other factors influencing values, performs calculations, and applies this data and analysis to property appraisals.
- Collects information pertinent to land valuations and utilizes this data in appraising specific land parcels.
- Listens to appeals and requests for valuation adjustments, and may conduct reappraisals in relation to hearings.
- Remains informed about local property trends and contemporary appraisal methods and techniques.
- Assists in providing coverage at the main office work station as required.
SUPERVISORY ROLE
This position does not entail supervisory responsibilities.

EDUCATION and/or EXPERIENCE

LANGUAGE SKILLS
Ability to read, analyze, and interpret professional journals, technical procedures, or governmental regulations. Ability to prepare reports, correspondence, and procedural manuals. Ability to effectively present information and respond to inquiries from groups of managers, clients, customers, and the general public.
REASONING ABILITY
Ability to define problems, gather data, establish facts, and draw valid conclusions. Ability to interpret a variety of instructions and manage several abstract and concrete variables.
CERTIFICATES, LICENSES, REGISTRATIONS
Must possess a valid driver's permit issued by the Commonwealth of Virginia. Must be willing to obtain a Certified Residential Appraiser license from the Commonwealth of Virginia within three years of appointment.
