Job Summary

This position plays a crucial role in achieving occupancy, revenue, and resident retention goals by coordinating the community's marketing, leasing, and renewal strategies.

The ideal candidate will possess excellent sales and customer service skills, with the ability to effectively communicate with prospects and residents. They will be responsible for greeting and qualifying prospects, conducting community tours, processing applications, and ensuring a smooth resident move-in and lease signing process.

Key Responsibilities
  1. Perform all sales and leasing activities to achieve revenue and occupancy goals, including greeting and qualifying prospects, conducting community tours, and processing applications.
  2. Inspect apartments prior to resident move-in and ensure they are in move-in ready condition, scheduling any outstanding items with the maintenance team.
  3. Stay informed about current market and competitor conditions, developing and implementing short- and long-term marketing plans to sustain occupancy.
  4. Design and execute marketing activities to create and drive traffic to the community, including implementing resident referral and employer outreach programs, using internet marketing tools, and following community-specific marketing plans.
  5. Use property management software to track apartment availability, record traffic and leasing activities, manage resident and prospect data, and capture critical demographic information.
  6. Ensure the community and show units meet the Company's standards for show quality by inspecting the marketing corridor and leasing tour, communicating maintenance needs to the maintenance team, and preparing the leasing office for daily leasing activities.
  7. Follow up with prospects and new residents to ensure satisfaction, sending emails, thank-you notes, and cards or making telephone calls to finalize decisions to lease and/or renew.
  8. Execute and perform activities in support of the community's lease renewal program, preparing lease renewal letters and packages for residents, meeting with and contacting renewing residents in advance of move-out dates, and ensuring lease renewal documents are signed and implemented on time.
  9. Respond quickly and courteously to resident and client/owner concerns and questions, taking prompt action to solve problems and/or document and convey resident or other requests to the appropriate individual(s).
Requirements

The ideal candidate will possess a high school diploma, GED, or equivalent, with a background in sales, marketing, and customer service. They will be proficient in word processing, property management software, and spreadsheet management programs, with the ability to read, write, and communicate effectively to comprehend and complete legal documents, sell and explain apartment features, and answer questions.

They will also have demonstrated mathematical skills necessary to add, subtract, multiply, and divide numbers, decimals, and fractions, and calculate percentages in order to complete financial records, budgets, and other fiscal reporting information.

Additionally, they will be proficient and fluent in using the internet for marketing, advertising, and sales-related circumstances, including using Craigslist, Google, and other search engines, and navigating the internet and websites.
