Job Summary

We are seeking a highly skilled and experienced Maintenance Supervisor to join our team at Heatherwood. As a key member of our maintenance team, you will be responsible for ensuring the upkeep and maintenance of our properties, providing exceptional service to our residents, and leading a team of maintenance technicians.

Key Responsibilities
  • Apply a "Safety First" approach to every day at Heatherwood, ensuring a safe working environment for all employees and residents.
  • Maintain the properties' interior and exterior standards, ensuring they meet Heatherwood's high standards.
  • Develop and maintain a positive and approachable team culture, fostering open communication and feedback.
  • Advanced understanding and experience with mechanical systems, including HVAC, plumbing, electrical, and appliance repair.
  • Ability to use multiple building and property management applications and software, including Yardi, Suite Spot, and Microsoft Office.
  • Assume the responsibilities of the Maintenance Manager in their absence, ensuring seamless operations.
  • Train and develop maintenance technicians on technical and administrative skills, supporting growth and development.
  • Ensure Heatherwood's standards and core values are consistently met, promoting a culture of excellence.
  • Effectively troubleshoot and problem-solve maintenance issues in a fast-paced setting, providing timely solutions.
  • Support the performance management of all maintenance associates, promoting a culture of accountability.
  • Shared responsibility of the "On-Call" schedule with other Heatherwood properties, ensuring 24/7 coverage.
  • Ability to learn or oversee a Sewer Treatment Plant and Swimming Pools, where applicable.
Requirements
  • A positive attitude and team-first approach to every day.
  • A history of being a proven peer leader, with a minimum of 3+ years of supervisory experience in multifamily residential, commercial, or hotel maintenance.
  • A proven track record of managing maintenance associates, with a focus on safety, quality, and customer satisfaction.
  • Operate with professionalism and integrity, upholding Heatherwood's values and standards.
  • A customer-first approach to providing world-class maintenance and service, ensuring exceptional resident satisfaction.
  • Ability to work directly with the Maintenance Manager to drive effective day-to-day operations of the maintenance team.
  • Strong time management routines and timely task execution of workload, with a focus on efficiency and productivity.
  • Vendor management experience, including communicating schedules, providing materials, and project execution.
  • Advanced understanding of computer and smartphone skills, with experience in managing a work order system and budget.
  • Balance between field and administrative workload, with a focus on safety, quality, and customer satisfaction.
  • Safe understanding of hand/power tools/mechanical systems and use of PPE (Personal Protective Equipment).
  • Attention to detail and consistently doing the job right the first time, with a focus on quality and customer satisfaction.
  • Universal HVAC Refrigerant Certificate and CPO Certificate, with a valid driver's license.
