A Maintenance Technician is responsible for ensuring the upkeep and maintenance of rental properties, both inside and out. The ideal candidate would be self-motivated, highly customer-focused, technically skilled, fast-moving, and technologically proficient. This position services multiple properties.
Responsibilities- Perform Routine Maintenance: Conduct regular inspections and perform routine maintenance on apartments and single-family homes, including units, common areas, and amenities.
- Inspect and Repair: Complete thorough inspections of buildings, units, and homes, including move-out, make-ready, and onboarding inspections. Ensure heating, ventilation, and air conditioning (HVAC) systems are operational and perform HVAC tune-ups, replace fan motors, and capacitors.
- Property Upkeep and Repairs: Perform preventive maintenance, property upkeep, and repairs as needed.
- Service Requests: Complete internally managed service requests in a timely and efficient manner.
- Prepare Vacant Units: Prepare vacant units for new move-ins, ensuring they are clean and ready for occupancy.
- Quality Assurance: Perform quality assurance inspections of work completed by outside vendors to ensure high standards are met.
- Waste Management: Ensure proper removal and disposal of trash, if needed.
- Tool Usage: Use a variety of hand and power tools to perform tasks efficiently.
- Emergency Response: Respond to on-call and potentially after-hours emergencies in a timely manner, prioritizing the safety of residents and staff.
- Safety Protocols: Work in a safe manner, recognizing and addressing potential safety hazards, and taking appropriate action to ensure the safety of oneself and others in the building.
- Education: High School diploma or GED equivalency required; Associates degree from a technical college preferred.
- Certifications: HVAC Type II Certification required; Universal Certification preferred.
- Driver's License: Valid driver's license and reliable transportation required.
- Experience: Two or more years of direct building maintenance experience strongly desired; two or more years in related experience as a contractor, construction worker, or mechanic required.
- Tools and Equipment: Familiarity with a variety of hand and power tools, including hammers, screwdrivers, channel locks, multimeters, and more.
- Communication Skills: Excellent communication skills, both written and verbal, to effectively interact with residents, staff, and vendors.
- Time Management: Ability to prioritize, multitask, and efficiently manage one's schedule to meet deadlines and complete tasks.
- Tech Savviness: Familiarity with mobile applications and other tools for tracking, scheduling, and communication.
- Smart Home Technology: Experience working with smart home technology, including locks, thermostats, and other devices.
- Positive Attitude: Positive, can-do attitude with a commitment to excellence and achieving goals.
- Teamwork: Ability to work effectively independently and as a member of various teams and committees.
- Schedule Flexibility: Flexible schedule with ability to work evenings and weekends, if needed.
While performing the duties of this job, the employee is occasionally exposed to fumes or airborne particles, moving mechanical parts, and vibration. The noise level in the work environment and job sites can be loud.
